    If the deposit doesn't cover the cost of rectifying the damage the LL would be quite legally entitled to sue for the balance.

    I just keep my tenants in cages. Much easier, and no wear and tear.... they do get their deposit back in full, so it's win-win, I reckon ...

    Yes, she can apply to take the cost of repairs from the deposit (assuming she has proof via a written inventory/check-in report and similar at the end of your tenancy). However, if the damage caused is higher than the deposit amount, she can also sue you for the difference.

    If you are renting a property to tenants yourself, it is worrying that you do not know this! I hope you have also protected their deposit and complied with all the other legal requirements of being a LL?
  • on the same street there are 2 other properties that I am told MAY be put onto the rental market. I am going to write a letter now to each and put them through the letterboxes in the morning, guess it cant do too much harm

    Coming from a LL's point of view I can understand why. I had a family with a dog and when they left, they left the house in a 'good' state, cleaned head to toe... what was until I noticed dogs poop all stuck into the skirting boards the whole way up the landing!!!! Really put me off letting out to tenants with animals after that. In saying that I have a great family in now and I have allowed them to have a cat. I called around today and they thankfully didn't go for a cat in the end, they went for outdoor rabbits! It is upsetting for you but unfortunately not all tennats would be as caring as yourself and LL is just covering their own backs. Good luck!
  • I do understand the landlords point of view, but that's why we pay a deposit and I even offered to pay a bigger deposit. if they haven't damaged anything in the last 10 years I struggle to see why they will do now, but at the end of the day we just have to move on, would love it if the tenants they get screw them around though

    I have yes! I have a ticklist for each year to do.

    My LL didn't bother protecting my deposit though... She's a friend though and I knew I'd never be seeing it again so not going to kick up a stink.
