Race to be in before Summer
Comments
-
I have been reading this thread for quite some time now - I am really really hoping to be in for August and have provisionally booked an appointment with the head of my son's new school (hope this isn't tempting fate!).:o Other pressing factor for me is my dad has been booked in for a triple heart bypass in October, and I would rather be with them than sitting by the phone 80 miles away!
I haven't signed the contract yet - apparently we are ready and our vendor is ready, but we are waiting for our purchasers searches to come back...
I taped a big cardboard box up today with a view to starting some packing, but have let the boys play pirates with it instead - I think I will wait until exchange!
Would love to hear how you guys are getting on now.... x"A" is for Opple if yowm spaking loike a yamyam!0 -
Haven't posted for a few days as haven't really been sure what was going on, seems to change by the day. The hold up is the house we're buying. The mortgage company would now like any building works needed to be done before they lend us the money. Venders are hopefully going to do this through their insurance. Of course, this is all going to take time.
So we don't lose our buyers, we are moving into a rented flat. It's a small 2 bedroom retirement type flat (we have 2 under 5's  ) but we can rent it on a month by month basis (so don't have to commit to the minimum 6 months everyone else wanted).
I'm busy trying to pack up our (big) 3 bed semi and organise storage. We're going into self staorage as it means when I've discovered I've packed something really important (as I expect to do on a twice weekly basis) we won't get charged to go in and sort out our stuff. I haven't realised how much stuff we had, despite the fact I've been thinning for months in preparation.
We go in on Thursday to sign papers for sale. No idea when it'll be for buying. In a way it's good as it takes the pressure off us trying to push the buying side through; and with 2 small kids to think of, having the major work done before we move in will be a blessing. And most of our stuff will be ready packed so will only have to pack a few things before moving day!
Oh the joys of moving! Congratulations to all those who have exchanged, completed and moved! :T :T :T :T
As we are going to be moving into rented before summer (it's raining, this is not summer), does this mean we are nearing the finish line of the race? Of course, we will be joining the next one to be in our BROUGHT house before Christmas!
Hope everyone else left in the race is moving onwards!

oh poor angel_eyes.... after everything too!! Well fingers crossed for you.
I havent posted for a bit as not alot was happening until last weekend. We got our place back on the market, got accepted for the BTL mortgage, and have been pressing on. Last weekend we had a few viewings and then received 3 offers!!! amazed us too. We accepted an offer of the full asking price from a FTB with a deposit in the end.
All this means we still press on with the remortgage so we can move out and get our house. The vendors would be very unlikely to wait for a new chain to complete, and I cant blame them. We dont mind because we are getting 6k more than the last sale and just have to make a few small mortgage payments on the flatWe feel vindicated though that we COULD sell the flat easily come what may.
Hopefully, all going well, we should own the house in 2-3wks - solicitors doing their job proper this time hopefully. Then a couple months later get shot of the flat and be in the position we wanted to be in originally!!
Good luck to everyone else this week too.0 -
Well we have had news today and not sure if its good or bad really. The chain above us has now broke, not surprising, this all started at the end of April. However instead of there being 5 or 6 in the chain its now us, the house we are buying and the house he is buying. The now top of the chain pulled out as it was taking too much time for the original top to find a property. The new top is very keen to get out and is looking at numerous properties this weekend (ideally she wants vacant or no chain) and hopes to be looking at starting the process again next week. This could mean we will eventually get there, if she finds somewhere and can get all the ground work done quickly.
Back to the waiting game again.
Good luck to all the others who have dates now set.
I think I will be moving to the race to be in before Christmas thread soon....
I just want our new house!!!!!0 -
King :T :T :T I'm very pleased for you. At last you've got it sorted, and lovely to have sold to a FTB too.
Sam- I'm so sorry, at least your part of the chain is still holding. Hopefully the top will find somewhere soon!
Well as for us, that's it. We've signed our house away. Date for completion is Monday 6th and we pick keys up for rented flat on Weds 1st. Thereby giving us 6 days to move out and clean!
Due to the amount of stuff we've got, my job this morning is to ring removal companies and see if they will move us to storage. Hope I've not left it too late!0 -
I'm late to this thread, but have probably been in the moving process for longer than most of you here!
I first put my s/o flat on the market in Feb, sold in March, fell through at the end of March, and re-sold in April. In the meantime I had an offer accepted on a house in March.
Since the end of April, when our buyers were in place, everything has been dragging along slowly...
We have had to pay for a Deed of Variation. Boy, don't ever buy a flat is all I'll say! It's held things up for about 12 weeks so far... whilst the various solicitors talk, discuss and draw up bits of paperwork which I don't understand to change one line of wording on the lease... (which my original solicitor missed when we bought the flat... and I am having to complain about to the Council for Licensed Conveyancers)
Anyway *deep breath*. We are now at the following stage:
Sale:
Being held up by two things-
Deed of Variation (being agreed by buyer's solicitors today allegedly. Then has to be signed by our Housing Association, before being signed by us)
Mortgage Offer - We had to reduce the price of our flat on the back of an independent valuation as requested by the Housing Association. The new offer hasn't been seen since it was requested.. and we can exchange, but not complete until the Housing Association have signed off the new mortgage offer for our buyers.
Purchase:
Vendors have signed contracts and are ready to go. We are not able to sign until the sale is finalised on our flat.
I heard yesterday that our vendors are now threatening to put the house back on the market! It goes from bad to worse...
I'm wondering now about offering our vendors their month's mortgage payment on their house (it's an ex BTL and they're unhappy about funding it until the sale goes through). I think the thing that annoys me most of all is that they've got far more money than we have, and clearly are much better off than us, but to keep them quiet I'm offering to "pay them off", as it were...
I've been on the phone this morning to my solicitor, who's pressing on the parties to get their rears in gear and deal with the paperwork, and who then will attempt to placate our vendors and their Estate Agents. Fingers crossed.
And to think that we thought we'd be out by the end of June......0 -
Hi Indie girl. welcome to the race!
No words of advice but looking at everyone else's posts, people do seem to get there in the end. I'm afraid we beat you timewise by a month- we went on the market January 2007 . Brock Cruse went on Easter 2006 and has just exchanged so there is hope!
We are likely to be knocking around this thread for a while yet as our chain of 3 (FTB, us and empty house) has become very complicated. House we're buying has had drains repaired in the past, this has caused sturctural damage (living room floor dropped half an inch) and our mortgage company won't lend on it until this has been fixed (it's actually slightly more complicated than this, but to give a simple overview). We're moving into rented so we don't lose our buyers- we'll then be in complicated chain of 2!
Look forward to your updates. How's everyone else getting on?,0 -
Hi everyone.
I am waiting for my water bill to give to buyers SOL's and fensa certificate for windows (mis-placed both of these and it was fetched up in additional enquiries:rolleyes: ). Searches should be back this week, so after that is sorted we will be ready to exchange contracts:j
Everything seems to be going so smoothly that I am just waiting for something to go wrong:rolleyes:
I really hope it does'nt:eek:
Good Luck to everyone else:D0 -
Hi Dattasatta,
Congratulations - everything seems to be going well. Will expect to hear you'e passed the finishing line soon! :beer:0 -
Thanks angel-eyes.
I am at this present moment sat looking at a pile of boxes that I just daren't start filling ( just in case ). I have got 2 kids and have a horrendus amount of stuff e.g toys and CRAP:rotfl: Everyone keeps telling me to start, but I might jinx the whole thing:rolleyes:
I might just pack away some of the kids books and toys as a start and see if I can talk myself into anything else.:p0
