Neighbour parked on my drive - any advice?

You also have the issue of maintenance who pays for that and in what proportions?
Does the care home have right of access as a commercial property?
I would quietly ask them to sort themselves out before you all have a word with a solicitor.0 -
As stated in the OP, both the neighbours and I have tried to have reasonable discussions with the owner / manager on many occasions. I have asked him to make sure that his staff are aware of where they can park and where they can't. All four neighbours have been very careful to be friendly and polite when requesting this. We have carefully explained why we don't want them to park on our land - not just to be petty but because they cause a very real obstruction and cause problems for all of us when accessing our garages.
They pay no attention and continue to do as they like.
That's what made me post on here, really, the fact that courtesy and diplomacy have got me nowhere. It's a shame to have to put up signs and chains, but it looks like that's where we're headed.
I will push for a joint complaint to the local council / care quality commission too.
Cones are a good idea. Wouldn't be a permanent obstruction and if they are on my land, then nobody else should touch them.

But you said earlier number 3 the care home can drive onto your land and reverse back. So they have every right to move them. If the first person does that and doesn't replace them you are in the same position as you are now.
If you put up a physical barrier and they park behind number 4 what will you do then?0 -

What a lovely caring attitude from a staff of "carers". Makes me feel sorry for the poor residents and the standard of care they must be receiving...
I presume this is the rear access to the properties? Isn't there any parking at the front for the staff to use?0 -
I suspect if you put up chains/barriers, they'll just continue to park in front of that. Yes, you'll have access to your garages again, but they'll just park on the track in-front of whatever you put there.0

No, they don't have any parking at the front at all.
Not really the ideal location for a care home, you'd think. Perhaps they "know someone" at the council???0 -

I'm thinking of cones but along the boundary fence at the bottom of the picture, like when the police put those yellow triangular cones on top of double-yellow lines. Wouldn't obstruct their right to drive across my land and reverse back but might get the message across.
Actually, as it's my land, perhaps I'll paint some double-yellow lines... I realise they'd have no legal meaning whatever, but it might help the message to slowly sink in...

If they do block you in, then from what I understand, the police will have their vehicles removed.
