    Our chain was complete 14 May and we're now 11 weeks into the process and still no talk of exchange.

    If we are unable to complete in August and with my husbands work commitments in September (he's in armed forces), then we will have to wait until October. There is no way I'm moving on my own!

    To this end I have informed my solicitor and agent of this just so that it doesn't become a surprise and we get blamed for a delayed completion.

    people live in their own world these days, dont see that there is a problem etc, we had half a dozen completion dates come and go before we completed, our buyer was keen to start with getting a survey the day after agreeing to buy, so we 'put the wheels in motion' with the house we wanted to purchase (our 4th house now). Anyhow - to cut a very long story short, my wife was heavily pregnant and we had a 2 year old - so 'we' had to work around childcare etc. We constantly didnt hear anything for weeks, months went buy, with various completion dates, us messing our house seller around, apologising for messing her about, she was really good about it. We eventually bought it and its all long forgotten now, but it transpired our buyer was a long distance lorry driver, worked funny hours, was difficult for the ea & his solicitor to get hold of etc. If we were told that to begin with we would have completely inderstood. The thing is there might be reasons for delays etc, that you will eventually find out about, then you'll go oh that makes sense now - why on earth didnt someone just tell me that... good luck with the exams as well as the purchase... in 6 months time this will all be long forgotten -

    Can't wait for the long forgotten bit!! Obviously I would be fine with completing whenever, it is my boyfriend who is adamant he doesn't want to eat into his studying time. But it's easy for me to say that, he's the poor sod having to take the exams. Plus at the beginning of this whole thing I gave him a bit of a spiel about how we have to decide things together and stick to them, there's no point doing this if we aren't working as a team blah blah blah me and my big mouth ;)

    Anyway, spoke to the solicitor's office this morning and instructed them to request the funds for completion at the risk of the £50 charge if they have to get sent back. If it works out then great but I am prepared for it not to.

    It may not be just the £50, you will pay interest on the funds from the day your solicitor has the funds.

    Thank you very much for pointing this out, I will contact my solicitor's office now and ask about this. We did ask them to tell us the entire cost of doing this and if they haven't done that then I won't be best pleased. Hopefully it wouldn't be a huge amount of interest as if the mortgage lender needs 5 working days as our solicitor said, the funds would only be there for 2/3 days and then we would either complete or the funds would go back. But I am definitely on the case now.

    Ok, bit of an update but still unsure as to where we are really. I spoke to the Estate Agent today, he said that he has spoken to all 3 solicitors in the chain today and that they are all saying we are now ready to exchange and that I should be getting a call tomorrow to confirm exchange contracts. Obviously this is great news, but I will believe it when I see it...

    Phoned the solicitor's office and spoke to the secretary to ask if she is aware of any of this. She said that she isn't but will let me know if she hears anything tomorrow. Does this sound normal? Would she know if this were the case and everyone were truly ready to progress to exchange? My OH is convinced the EA is lying but surely they are as keen for us to exchange as we are in terms of their fee? I wouldn't understand their motive for lying....

    Any input greatly appreciated, not really sure whether I should be excited/panicked/confused etc.

    You said you had a fair amount of work to do on the house. In that case, I wouldn't plan on moving in until your boyfriend is ready but take the opportunity to start work on the place whenever you can as it will be much easier to do the work on an empty property. That's assuming that you can afford to rent as well as pay the mortgage for a month or two.

    Please help!!

    Finally got a call from our solicitor today to say that we can exchange today for completion this Friday. GREAT. She then sends us over a breakdown of costs for us to pay for completion, basically saying we need to transfer over £28,000 (not exact amount). I emailed her to say that she should have written somewhere as part of our mortgage offer from Halifax we have the stamp duty paid incentive so the amount will be more like £26,000. She says she has no record of this.

    I have phoned our broker. He says he has it on all his paperwork and is going to phone our solicitor's office. Is this easily fixable or a major problem??? Everytime we get a bit closer, something new crops up that completely throws us. So so so stressed out. Has this happened to anyone else before?

    wow - you really do get stressed easily, sounds like a small glitch - don't panic…

    in 99.9% of times the stamp duty isn't paid for by the mortgage co.

    It sounds like your solicitor will get confirmation that Halifax is covering the stamp duty, then reissue the amended paperwork.

    Its in everyones interest that it all goes though smoothly, this is just a tiny formality your worrying about - Should be fine -

    Once the house has been purchased, (normally a solicitor) or in your case the halifax - have 28 days to pay the stamp duty on the property. Then you get a letter demanding its paid etc.

    I have received the exact letter - by mistake - long story lol…

    Listen - sometimes you have to sit back and trust these people to do what they say they will do - like your previous posts where you are so worried that your ea/solicitor weren't sincere about completion dates etc.

    Tiny hiccup - don't worry :-)
