The people rubbing their hands about the falling house prices need to bear in mind that it hasn't happened due to a sudden collective realisation that house prices were too high. The economic downturn that brought this on and associated job losses, difficulty in borrowing etc. mean that few can go on a spending spree to take advantage of the lower prices.
Just a quick mention for them (it had to come, eventually) - but nobody's talked about subprime mortgages yet...the issue wasn't so much that the house prices were too high - that's all relative, so there's no such thing...the problem was that *lending* was too high...too many people or "ninjas" (no income, no jobs or assets), were given mortgages they should never have been given, especially in the states (with the whole republican "family home" ideology)...ultimately, when these start defaulting, we're seeing what happens:
repossessions - more houses in the market, increased supply so lower prices.
tougher lending criteria /less lending - so less money in the market, lower prices.
banks caught with bad debts - struggling banks - so higher rates, lower lending etc...
all of which lead to negative equity and the associated difficulties...
Add this to the economic downturn mentioned above and you *do* have problems...But there will still be a few people who ride the wave of the economy (I actually work in risk management, so theoretically the more mistakes the bank make the more work there is for us..) and can take advantage of the slightly more reasonable house prices and *hopefully* start to prop things up again...guess time will tell..0 -

Yours will be somewhere close to 80 probably by the time you've relaxed for 30 mins. But its a very individual thing.
