Hehe This isn't half going to confuse runners coming on to the thread.

But this is simple as you point out Beer Tins and the myth that house prices rose sharply because they were worth more was nonsense - just that interest rates were falling so prices increased to keep monthly repayments roughly comparable. Its not rocket science as they say!

Yes, maybe we'll get back on topic soon!

Unfortunately, too few people listened to their mortgage advisers when they asked (or should have asked) if they'd be able to keep up repayments if mortgage rates went up by x amount. In reality, the monthly repayments (based on house prices and rates of course) will roughly follow the level of rentals and vice versa.

The people rubbing their hands about the falling house prices need to bear in mind that it hasn't happened due to a sudden collective realisation that house prices were too high. The economic downturn that brought this on and associated job losses, difficulty in borrowing etc. mean that few can go on a spending spree to take advantage of the lower prices.

I'll try to post about running from now on!

  • I'd need to find some cash first :o :rotfl:

I rent too - kind of wish I'd got a mortgage years ago when I didn't have a bad credit record etc etc.. but hindsight is a wonderful thing. I almost did once - lived with my ex in a flat which he owned (and I paid towards the mortgage.. but we'll not go there! ) and we were going to buy somewhere bigger on a joint mortgage, was all approved etc.. and then I decided I didn't want to stay with the boring possessive tw*t anymore :o Financially, I'd have been so much better off if I'd stayed, but I'm definitely emotionally better off! The whole mortgage thing is so out of reach for me now that I've stopped even thinking about it.

I wouldn't worry. Prices will be no higher than now probably in 2012/13 ish so just think of all those maintenance things you don't have to foot the bill for in the meantime.

And herein lies the key to a financial meltdown.

The statement is patently true, but once the panic starts you can line up bankers and politicians on every news channel simply repeating the phrase and they won't be believed. Then the bank runs start and once started they're very difficult to stop - imagine Northern Rock x 10.

Thats why the whole system is built on nothing more than fragile confidence and all the politicians are hoping for now is to get the whole thing off the news channels and forgotten about!!

Agreed. Just because people don't need to take all their money out in a panic, doesn't mean they won't! Assuming that people will act rationally is always a huge mistake!

Personally, I'm about to blow a fiendishly (don't want to say how much :o) large amount of money on a party in an attempt to kick start the economy myself. I won't need to worry about where my money is then, I just hope I'm debt free by the time I'm back from honeymoon!

Exactly - it would be nice to have something to show for what I pay every month, but in many ways it's worth it for the freedom and lack of responsibility - I don't even have to worry about electricity & gas prices cos they're included in my rent :D

ps I have read your pulse rate thing but am waiting till I'm 'resting' later to check it. Actually, I just tried it after a half hour walk and lunch and it was 93, though with nothing to compare it to I dunno what that means
Debt@16.12.09 £10,362.38, now debt free as of 29.02.2012.

Resting Pulse ranges are generally considered as 60-70 for men and 70-80 for women but there are wide variations.

Yours will be somewhere close to 80 probably by the time you've relaxed for 30 mins. But its a very individual thing.

    same again at second count...

(i was a student nurse in a previous life, so fairly sure i am doing it right!)

52 is incredibly low Maz, but I'm not going to say it can't be right considering mine is 45!

PS Some bright spark has found the silver lining to HBOS being in trouble. When Lloyds take over companies they merge them in to their brand. Therefore no more HBOS adverts - bye bye Howard!!!!

Mine is currently 50, but it's always been on the low side. Plus I've been sitting on my backside all morning and am only about to go to lunch now!
