I have re listed my house on the market for one week and i had no viewing.

Hi all,

My house been about 1 week and i had no viewing at all. can you please advice what is wrong.

I have listed it the first time about 12 months ago and it was overpriced. So i removed it from the market and listed with another agent for few months then i decided not sell it for that price but now i need to sell the house as i have changed my work.

The cheapest house sold was for 76k but this was through cash buy company in our area which bought the house for 40k and sold it for 76k. The cheapest house through estate agent it was 89k 2009.

My house up for sale for 83,995 but did not have any viewing for past week.

    Your photos look excellent so I don't think it can be anything to do with presentation. That leaves advertising and price. The link is to zoopla but I think it is on Rightmove too, so not a lot more you can do there. I don't know the area but on the face of it, it seems reasonably priced in comparison to other local places on currently on the market.

    Sometimes it can help to add a floorplan, but that is just a small thing.

    Does the website you are advertising through give any stats on how many people have clicked through to the full ad?

    Might just be a case of waiting another couple of weeks and seeing how it goes. Only other thing I can think of is if some people get put off because there is no EA office for them to go to, although if I was selling I would use a cheaper online service too.

    The problem with coming on and off the market is that many of your potential viewers will have seen your house bounce on and off the market and become sceptical as the reason.

    Some may think that it was sold and come back on the market because of survey problems, some may think you are a bit of a fickle seller.

    Providing your price is right you will get viewings, why no rightmove link, rightmove is the prime search engine for most viewers in England.

    My only comment is that the picture rail in the sitting room gives the impression of a low ceiling, could you paint the wall above it as you have in the bedroom. Unless it a trick of the camera. It's seems oppressive to me.

    your house looks lovely and I thought to myself , why is it not in my area, I would definitely be interested, then , I looked at the room sizes, and sorry to say its too small for me and OH , so i think it would be small for a family and to me that is the main, if not the only issue,
    its just a case of the right person coming along , give it time and I am sure someone will snatch up your lovely little house

    obviously I don't know the area , that could have some bearing on not selling, it does seem cheap, houses like that are selling for more even in the low income areas of S Wales

    are lots of people on holiday? have the schools broken up?

    i think house hunting slows down for a while late July to early September.
  • The other problem i think when i have talked to few local agents they said about 70% only asain buyer buying in Dewsbury area now. But there is no asian at all in our roads but they start coming in the round area. and i have been told most asian dont buy 2 bedroom houses.

    I have listed with local agent and the services was terrible comparing with house simple. i have chosen option 4 with house simple which is the same price with local agent but the service they offer is great and they have best reviewed agent online.

    i agree if i see houses going on and off market i think sale fallen through maybe due to issues highlighted in survey

    i only use rightmove when looking for properties
  • Because when it was 99k no one was interested then i dropped to 95k then no interest again. so i said let me change the agent it might help. that was the reason. the house is right move as well. the post code is wf127tq. Thanks
