    Ah, absolutely gutted for you! They've truly been incredible and from past posts on this forum about them, I was skeptical but they've exceeded all our expectations.

    I have just had a look on their website and they do have HTB mortgages -ybs.co.uk/mortgages/help-to-buy-isa/index.html - do none of these fit what you're looking for?

    Have you tried any other building societies criteria? I feel like they're more lenient than the high street with their actual underwriting process. 
    SJC thanks for your help, they would only lend us 85% and the help to buy remortgage is only suitable if your using it to pay the equity loan off which we were not and if we were would need 90% to clear it.

    Fingers crossed I can get something else sorted..!
  • I really hope today is the day I get an offer. My anxiety is through the roof. I can't deal with anymore waiting. I really hope they don't say no. I need this so much, and I can't express how perfect this house is for me.

    Kensington!!! Application went in on the 5th March, but I've had a few issues along the way. If this fails, I will end up waiting till next year, which puts my whole life on hold another year.
  • Got an agreement in principal from halifax and the mortgage application sent through in full today. They have taken the surveyors fee. Very nervous :neutral:

    Nothing from Kensington yet. The anxiety continues. Broker says they'll let me know as soon as they get anything.

    I imagine them being inundated with mortgage holiday calls and being understaffed much like majority of the places right now. I know it's difficult, but maybe this is happening for a reason! Has everything been completed and you're just waiting on the underwriting now?

    Aye, you are right of course. I'm just extremely anxious and know that there is still some paperwork etc for myself and my solicitor to get sorted once I've got my offer - and I just want to keep things moving for my poor vendor. 

    The broker said their current turn around for docs is 48 hours - last docs needed submitted thursday afternoon. 

    Yes it'll be the underwriters decision I'm waiting on- they had issues with my deposit source so I had to change tac. I assume (as it's added a week or so to my application) that if they had issues / queries with anything else they would have asked for it by now. 
    I also naively think that if they were to reject me, they would have done it by now. At least I hope. 

    Aren't the underwriters separate from dealing with current customers so surely that wouldn't have any effect?

    I completely understand how you feel... Mainly why I joined this forum to be honest over the last couple of weeks! But being on here and talking about it (minus the unhelpful occasional few on here) has really, really helped me out.

    Don't worry about your poor vendor! They're probably as panicked as you are and in the current climate, will be more than willing to wait especially since we've seen on here the panic this has brought potential new prospective buyers, and with you being more than I'd say a quarter of the way through the buying process, they'll be more than understanding.

    Ah, I vaguely remember seeing your post about it now! So with YBS, my 'case manager' that was assigned was actually our underwriter, but from my job experience, most lenders underwriters can only be reached via the broker instead of the public domain. I didn't use a broker (had two bad experiences) and went directly via the lender! 

    It shouldn't have any effect but I guess if the brokers are calling every five minutes through to underwriters with queries and upcoming issues, it's going to slow them down a bit. I expect you'll hear an answer tomorrow and I'm keeping my fingers crossed for you!

    Thank you!!! Yes it's why I joined too. My partner is getting exceptionally frustrated with my anxiety over it. He owns his own house with a fab mortgage and has a perfect credit score, so he doesn't understand why I'm so stressed because he knew he would get his mortgage. 

    Oh dear...why did you have bad experiences If you don't mind me asking?
