We've gone with a building society for our mortgage and it's worked absolute wonders for us!0 -
They have said adverse, but we were very upfront, sent credit reports etc told them of our historic adverse and they accepted the adverse, they performed hard searches etc, asked for supporting docs, all good, instructed a valuation and then decided to decline it. !!!!!! off.sjc93 said:

I have quite a poor credit score, however my partner has a great, near perfect score. I have one default on my file which has been unsettled and is almost 6 years old, however we have just got a mortgage offer from YBS after being told from MULTIPLE brokers that it wouldn't be possible for us to get a 95% mortgage.EverythingIWant said:

What's your current situtation? LTV? Adversity etc? Maybe I can give you some tips on how we found our experience.0 -
Funnily enough we had an accept from before we went to a broker with YBS but they didn’t accept H2B remortgages! They were really helpful and I would of stuck with them if they had a product that fitted our needs!0

Timeline:
16/03/2020 - New build reserved and part exchange agreed
17/03/2020 - My current mortgage is with Natwest so asked broker to approach Natwest to port and borrow additional funds for new building
20/03/2020 - Broker tried agreement in principle online application and NatWest declined because of adverse data (D439).
20/03/2020 - Broker has requested for my credit report. I have one satisfied default which was requested on my file in 2018.
I am very worried I will lose the house I have I have reserved if I am unable to find lender.
I need help !!0 -

I have just had a look on their website and they do have HTB mortgages -ybs.co.uk/mortgages/help-to-buy-isa/index.html - do none of these fit what you're looking for?
Have you tried any other building societies criteria? I feel like they're more lenient than the high street with their actual underwriting process.0 -

FTB’s in London using HTB
22/02 - viewed development and show home
09/03 - booked a plot by giving £500 deposit-Mortgage Advisor & Solicitor instructed
13/03 - Halifax mortgage and HTB applications submitted by our Mortgage Broker
13/03 - Halifax mortgage credit scored and approved. Within 1 hour of applying MA asked us to pay the £200 valuation fee to initiate the valuation process.
17/03 - Valuation report returned to Halifax
19/03 - We received our final mortgage offer from Halifax!!!
In total 6 days from application to offer! They are quick! I wish I could say the same for HTB. We are still waiting to hear from them and as you probably know there is a 20-working days delay currently in the process of assessing HTB applications...but I guess it's just a formality and everything will be ok with this too. Plenty of time to exchange contracts as the due date for that is 24th April. The house will be ready end of June and completion is expected for start of July (if coronavirus doesn't mess with our plans!)
