    If you've had the house your buying valued does this mean everything else is ok? Seller told us it was valued Monday by our lender


    MA said should hear something tomorrow but it's driving me crazy!

    Hi Katie,

    Im with Virgin aswell, they had the valuation report yesterday, all good! But its not clear if thats the last stage! Im hoping to now get the offer...

    I have my own limited company so just had to supply ID's, accounts certificate (income verification) and signed declaration.
  • We submitted our application on the 6th, the property was valued on the 10th and we had to supply copies of proof of income on the 12th. Still waiting to hear if we get the mortgage offer, have been on tenterhooks all week waiting.

    12.2.14 MIP received with Santander
    13.2.14 Full application sent. 15% dep. Borrowing £80.750 on £95k property. FTB

    Due to last sale falling through after valuation due to them not having enough cash for a small retention our buyers will not remove from market until we have the mortgage offer. Not to worried as have offered full asking so it would only be a cash buyer who could get ahead of us time wise.

    Also do Santander do things differently as I always thought it was Valuation before Mortgage offer?
    When should we instruct a solicitor?
    How long do you think it takes for Santander to get back to us and action the valuation. MA said it was good that the application went straight through with anything being flagged up.
    Any advise/ experience appreciated :)

    Yes, the estate agents of the house we're after told me that Abbey (Santander) do things backwards, i.e. all the underwriting before the survey. I suppose it makes more sense as you don't want to pay out for a survey to be rejected by the underwriters afterwards.

    First Time Buyers
    We went to see a builder about a new build in January. Fell in love, even walked round taking photos of all the rooms lol.
    Went to see an advisor who told us to wait a couple years.... As we have our own ltd company so both self employed but I have another part time job too. Only had 2 full years SA302s. Was heartbroken but refused to be defeated! Got a second opinion from another MA the week after, he was more promising than the last but he went ahead and started to apply through Halifax! I said we wanted to go with the Scottish governments Help to Buy -equity loan. He filled in form wrong and put that we wanted a 95% on the MInebuy so came back with a DIP but wanted a 15% deposit instead of the 5 we wanted to give. So went home disappointed again.

    Still refusing to give up I contacted the developer and asked if they had any recommendations, he passed on a woman's name who was a broker this time. I had the number more than a week as I was so scared of being told no chance again, thought well what have I got to lose! Called her on Thursday she asked questions and I sent her the required paperwork, we had a phone call today......
    we got a DIP for £195k from Nationwide on H2B -EL!!!

    So so chuffed :) I know it's only the beginning but feeling more positive. It's valid for 90 days so she said to reserve our plot this month then we will go for full application in April once we have our business accounts finalised and get SA302 for 2013/14.

    Praying this works out, I'm getting so excited but keep having to tell myself it could still all go horribly wrong, trying not to get my hopes up too much.

    So this is the start of our new family journey....

  • Hi all,

    I am FTB and was told i could have a 5% deposit with Halifax.
    Found a house and offer accepted.
    Halifax said something had changed on my credit report ( it hasnt as i have checked with Experian) and they cant offer me the 5% anymore.

    After playing around with figures Halifax said i could have a mortgage with a 10% deposit and one year less on the term which i accepted.

    Valuation done and solicitor forms completed.

    Just awaiting mortgage decision now and so stressed in case Halifax decline it.

    Anyone else had this before?

    20/01 first and second offer rejected
    21/01 third offer accepted
    23/01 full application with Natwest Help to Buy awaiting further developments...
    27/01 call from underwriters need copy hope OH P60 which will show £5k more then what the mortgage man put down because of overtime so not worried about that. Do you think they will accept a fax or scanned email or will they need to see the original.
    28/01 sent P60 by email to guy in branch
    01/02 called natwest not had p60 forwarded arghhhh :mad:
    06/02 finally found the p60 valuation paid for. to be booked by 10/02
    10/02 vendors on holiday no valuation
    13/02 me going to cry soon. sale is full steam ahead, purchase :(
