27/01 - Initial Offer Made
28/01 - Offer Accepted
30/01 - Sols Instructed
31/01 - Mortgage Application sent to underwriters
Since then, I've been told that the lender would like both of our primary banking to be with them, which we have agreed too, and we have been in to sign some paperwork declaring neither of us have any interest in any other property (as help2Buy2 scheme).
We have an appointment on 14/02, so are hoping for approval (subject to valuation) then.
Neither have bad credit rating, but both have the odd late payment from 3+ years ago. Just hoping all goes through ok!0 -
We received our mortgage offer from Santander last week which was great. Since this time the solicitor informed them the amount of money we will be gifted (mortgage advisor did mention a gift on full app), and they responded saying a new offer has been posted?
Why have they sent a new offer? What will have changed - the interest rate?

Currently falling apart nerves wise here. Applied H2B with Abbey around 16th Jan. All OK, initial credit checks passed no problem. 3 Months bank statements requested and sent, valuation subsequently instructed.
Have since found out that my OH has managed to run up two late payment charges in the last three months due to "forgetting to pay"
To say I'm now pulling my hair out would be an understatement. Just hoping against hope that as the affordability is firmly in our favour (£1400 disposable, easily pass affordability at 7.5% interest, good balances on our current accounts which are all in good standing) that it'll still go through.
Survey was done on Thursday, so they should have received the valuation today (48 Hr SLA). So another thing to worry about.
OH is currently distraught. Sigh. This isn't fun. Maybe I should say renting!
Just a quick followup - Do any of the brokers, IFAs in here think I should make the branch MA aware of the issue now I've found out about it? Or should I let sleeping dogs lie? I'm aware that if it does come up in underwriting, it'll put her on the back foot in representing us, but equally, we're past the credit check, and valuers have been instructed, so I might be causing them to re-look at it for no reason!!

Received A text from my lender (Tesco Bank) confirming my formal offer is out in the post. I put my offer in on a property on the 20/01/14 , valuation was booked in for the same week Friday the 24th of January, Valuation report received back on the 25th January 2014.
confirmation received that my mortgage offer is in the post today (12/02/14). :T
All in all went very smoothly, one thing I have learnt is that next time I'm going to make sure which solicitor is already on the lender panel as this will speed the whole process up. I had to change solicitor part way through becuase my first solicitor couldn't provide the documentation the lender wanted to add them to the panel. 4 weeks of sleepless nights and stress is finally over.Save Save Save:o

Don't say anything unless it comes up. They may have seen it and passed it anyway or could have gone unnoticed. But personally i wouldn't say anything.0 -

Broker having a hard time finding us a mortgage. Issue is that I divorced April 2013 and still on previous mortgage which had a late payment in the same month. Affordability great, no problem. As part of the divorce ex has to take me off the mortgage.
6th Jan - Told that no products around for us. I cried like a baby for 2 days. Email sent to EA. But I just couldn't give up and found another broker. Luckily EA was off ill so hadn't seen email
7th Jan - Submitted papers to Family Court as I now need to force the issue
8th Jan - DIP agreed with Woolwich
10th Jan - Full Application and forwarded to senior underwriters as over £500k
29th Jan Valuation completed
4th Feb - all good, offer on the way
6th Feb - received offer but then see in T&C's I need to be off previous mortgage. Broker going to speak to Woolwich armed with my consent order from divorce, a declaration of trust which states I have no liability (drawn up by lawyers) to the property, and letter from family court, with court date (12th March, a week after we need to complete)
Ex has informed me he's going through a re-mortgage, and will check with broker on the process ????? shows his commitment
We had been prepared to exchange on Monday, and complete on the 4th March. Do we still go ahead? If it all goes to the dogs, I'll loose the house, but will make sure that my old house is sold, and my deposit taken from the equity (I'll stop at nothing to make sure this happens).
What's the chances that Woolwich will change the offer and remove as a T&C ???
I have a 15 yr daughter and someone who loves me and I just want a fresh start and a good life for us all. From the stress of my operation and all this I can't think straight.
Update:-
Well still awaiting whether lender will remove the T&C of my removal from previous mortgage. But ex husband knows the urgency (court case scheduled), and awaiting his offer for re-mortgage.
Sooooooo.......today we have finally exchanged with completion in 3 weeks. So happy. The sleepless nights hopefully will ease a little along with sleeps where I've been feeling held down (seriously) and having to fight myself free.
This buying process ain't much fun at all is it.0
