    Thought I'd update as we got our mortgage offer late yesterday afternoon, we are beyond delighted!

    Our story so far is;

    Story so far -
    2/9 - Spotted the perfect house
    3/9 - Viewed the house
    4/9 - Submitted offer
    5/9 - Offer accepted
    5/9-8/9 - away for my birthday
    9/9 - Full mortgage application submitted
    10/9 - Just waiting
    11/9 - Had to resubmit one bank statement as it wasn't in an acceptable format
    12/9 - Valuation accepted (we're buying in Scotland, so the property already had a home report with valuation)
    12/9 - Mortgage offer issued

    We are due to settle 5 weeks today! Good luck to everyone else!

    Our valuation is booked in for Monday 16/9 I believe if that’s ok then it will take 2 weeks for offer so fingersed crossed.
  • Seems like there’s something in the air at the moment for speedy mortgage lending decisions!! My husband received a call from HSBC this afternoon to say mortgage has been agreed.

    Timeline:

    Viewed house on my own 31/8
    DH and I house 2nd viewing 4/9
    AIP HSBC online 4/9
    Negotiations with seller via EA 5/9-6/9
    Branch appointment with HSBC to confirm AIP (I’m super cautious and wanted to check my calculations were correct before agreeing price!) 10/9
    Agreed price. House sold STC and removed from Rightmove etc 10/9
    Instructed conveyancing solicitor 11/9
    Mortgage submitted via branch appointment 12/9
    Mortgage with underwriters pending decision 12/9
    House valuation 16/9 AM
    Mortgage approval confirmation via phone call 16/9 PM

    We’ve checked HSBC online banking and the mortgage account is already showing, so guess this is actually happening.

    Have read lots of negative reviews about HSBC but from our experience we couldn’t be happier and only have positive things to say. Fab rate for FTBs too.

  • :( Well today we have heard from Aldermore and they’ve said no on the basis that we use and pay our credit cards every month. We were advised by a previous mortgage advisor that this would reflect positively on our credit file however it’s now being held against us 🤷🏽!♀️ I don’t get it! Disappointed is an understatement!

    Our mortgage adviser was pretty !!!!ed off to be fair for it getting to this stage, underwriter reporting she was happy with everything and it being stopped at the last hurdle by the senior underwriter but there is nothing we can do. He’s been in touch today with the mortgage lender who are reviewing our application for a DIP and hopefully we will know where we stand soon.

    It makes me so sad and stressed, we have worked so hard to pay off our defaults and get ourselves in a better financial position over the past 3 years, it feels like we just cant catch a break 🙁

  • Thanks! Here’s hoping, it just feels like things are heading in the wrong direction, after us being so hopeful and our MA being so positive about our options.

    Never mind, what’s for us won’t go by us I suppose!

    Thanks, we're delighted it happened so quickly. Our lender is HSBC and we used Mortgage Advice Bureau. I originally had a DIP with L&C but they never bothered to return my call, so I stumbled across MAB. They were brilliant!

    Congratulations, our super quick offer was also HSBC. Our broker had said up to 16 days for an answer but it was only 3!! Good luck with the move :)
