    16/7 DIP from Masthaven
    30/7 all-requested documents sent
    1/8 Application submitted
    7/8 Request for info on home improvement and waiver for non dependent and reason for previous arrears.
    7/8 part of valuation fee refunded as lender did an AVM valuation.
    14/8 - currently in the underwriters queue
    Update:
    20/8 requested last 2 years mortgage statements!
    9/9 statements sent after a long wait from our old mortgage company

    11/9 application accepted �� security call made and just waiting for the paperwork to come now.

    We’ve been told today that everything is good and they just need the occupiers waiver to formally accept us/offer.

    No it wasn’t.
    They asked for 3 months bank statements and there was 1 late payment so they told my advisor once we had 3 clear statements they would look at it again.
    6 months later we’ve got bigger deposit, bank statements all in order and different MA and lender.
    We’re at valuation stage now but still not been easy so just have to wait and see.

  • They all do the very basic checks (e.g. you've passed credit score & high level criteria) before instructing.

    However, the full underwriting MAY come later.

    Where I work, if a customer pays the fee we normally ask if they want us to assess everything first before instructing, so they aren't out of pocket if we later decline. If they want to proceed earlier (e.g. agents putting pressure on to see 'movement'!), it's their risk.

    I know quite a few of the more specialist lenders will only instruct the valuation once the underwriting has been done (so they've looked at your documents and are happy with your income/bank statement conduct etc.), but can't say for sure with Precise.

    Give them a call (or you broker) - they might be able to tell you whether it's "valuation only" or whether they have other things they're waiting for
    My MA asked the lender not to do a valuation until they were happy with our case, I still paid for it a couple of days after full app went in but they didn’t instruct unti it had been to underwriters.
    So here’s hoping all goes ok now, been told it could be another couple of weeks until I know for definite.

    Jane, so have you gone back to Precise? Fingers cross it all goes well.

    We put our application in Monday, valuation fee taken and already been asked a few basic questions which we’ve answered and submitted back to them.

  • Hi there - was wondering if someone can please advise on my chances of getting a mortgage with Precise - I have a DIP accepted and the broker that I'm using is confidient that it will be accepted.


    We currently have a house sold and will come out with 30k - we are going through the help to buy and the mortgage is going through precise due to the CCJ listed below.


    Salary Joint 60k
    Debt £100.00 a month car loan - Credit cards are not used
    Defaults None
    CCJ Nov 2018 £4.5k - currently paying £100 a month but will pay it off from my house sale


    Can some please advise on what my chances are ?
  • From my understanding you will get an automatic no because of an unsatisfied CCJ, but there might be some specialists lenders out there who will be willing to consider you. Speak to a broker first as they will have the knowledge to guide you, how long you need to wait after clearing the CCJ etc.
