Sadly, after almost 4 weeks, we got declinedfollowing valuation comments. Have raised a complaint with the lender due to some of the comments in the report were inaccurate.
Our broker is trying another lender. Unfortunately, we have a complex case that's proving more difficult to obtain LTB mortgage due to property restrictions:
Ex council flat (RTB)
Deck access
RTB covenant for another 5 years
40% private ownership in the entire estate
Very few lenders and we're not desperate enough to go for expensive rates either nor is it a great time to sell up!
If it's not meant to be, we will give up trying for LTB and just remortgage since our fixed term is up this year. Hopefully, in a few weeks, I can rejoin this thread with positive news.0 -
Bit of an update from me:
02/07: AIP recieved through Broker
20/07: Viewed house
22/07: Offer placed £10k under asking
24/07: Offer accepted
25/07: Solicitors instructed
26/07: Full application completed with broker and submitted to The West Brom
29/07: Mortgage application reviewed by Lender and hard credit search completed. Valuation instructed.
31/07: Valuation and survey completed
Chased the broker today and all things financially in terms of affordability etc... have been passed but the lender had sent a query to the surveyor regarding something on the valuation.
Hoping to have a decision by early/mid next week.0 -
Thought I would join in this one as we've applied for a mortgage through Masthaven and can't find much about them on the forum in terms of timelines etc. For info we are buying with 65% LTV and are looking to borrow 2.5x our joint salaries. I have a number of defaults and a couple of pay day loans which are all satisfied.
25th July: AIP received through broker
2nd August: Full application submitted (and Masthaven contacted the agent we're buying through the same day)0 -
Waiting here too..... Aip last Thursday, valuation done Friday and received back.... Requested more info Friday which we submitted and now painfully waiting.
Feeling so stressed with it all, dreading getting declined - this is with nationwide x0 -

Had the most welcome phone call from my MB today to say the mortgages have been offered :j:j:j
I am still waiting on the vendor's solicitor regarding the lease so the light at the end of the tunnel is still a distance away!!Save £12k in 2022 #54 reporting for duty0 -
Mortgage application sent Friday morning and have just had news our application and documents are being assessed by the underwriter now and should be done by Wednesday / know if extra documents are needed. Valuation has not yet been instructed but they mentioned it should be in the next day or so!
Just hoping it all goes smooth and quick, handed over every possible document to the mortgage advisor that could be requested and even he said touchwood this should all go through quite quick!
How nerve wracking is it though!0 -
We have applied to Nat West to remortgage and borrow funds to build extension on back of the property. We have passed affordability and credit check.
The Surveyor has been today for valuation. How long does it take for the bank to get back to you?

Going on from my post earlier we've had confirmation of our mortgage offer via our broker ��
Timeline:
1.8.19 applied for mortgage with nationwide and got aip - valuation instructed for 2. 8.19
2.8.19 valuation complete and received back to nationwide. Nationwide requested further info regarding my job
5.8.19 text from nationwide confirming we have an offer!! Broker confirmed for full amount with no conditions.
Super happy and celebrating with a takeaway and a bottle of wine this evening. ��0 -
