  • Congrats scholesfan88! Your valuation was done quickly wasn't it, may I ask who you've gone with?

    Thanks Rosieflowers.

The lender is The West Brom and valuation/survey was Sonas Surveyors.

In all, The West Brom have been super quick. They had a query regarding the valuation which added time onto the process. If there wasnt a query, then it would have been under a week from application to offer.
  • That's super fast, great result Scholes, hope the rest of the process goes as quickly/ smoothly for you!
  • So had an update on Monday from mortgage broker saying underwriter is assessing the documents we provided and this should be completed by Wednesday (today).

Message on Tuesday to say valuation had now been booked for Friday.

Message today saying application has now been referred to underwriters to asses which is great news. And their current timescale is 2 days.

I mean great news as in its progressing ? because I am stressed waiting for this!

Would they wait for these 2 days to be up before requesting more documents If needed or would they request them as they go through? because havent heard anything else all day from them.

  • FTB. Application via Halifax submitted two weeks ago. Still waiting :)
  • Been hiding away from updating because it's disappointing for us.

Barclays came back to our broker on 26 June and said the property did not meet their lending criteria.

They requested a damp and timber report, electricians report and an asbestos report and quotes for work to go with these.

We already knew the property needed a full rewire and a damp-proof course. We also knew there is asbestos in the garage roof which we have the funds to sort all these out but the bank still want a report that says so.

We've had the damp and timber report and the electricians report completed. The asbestos company are due to go to the property on Friday to complete the asbestos report and then will be passing the reports over to our broker to send over to Barlcays to see what they say.

So we're back to waiting again :(

    Back again....

Sent the reports off to Barclays through my broker and 2 days later they came back and said one of the reports only had the company name on and not my details so they couldn't accept it even though it had been sent along with the quote which did have my details on. They said they couldn't accept it because they couldn't prove I'd commissioned the report and paid for it

Had to contact the company again and ask them to update it and resent it to Barclays.

Hopefully, fingers crossed, they won't have an issue this time.

It's almost like they don't want me to buy a house.
    Mortgage start: £121,500 Dec 19
  • Our timescale feels like it's taking forever :(
Although most delays are due to mortgage broker issues and having to change solicitors due to not being on lender panel.

Had DIP with L&C beforehand but no AIPs
    24 June: Offer put in
    26 June: Offer accepted

Spoke to 4 mortgage advisors regarding our options due to previous credit history issues.

Messed around by L&C who were useless and didn't make contact or respond to any of our queries despite constant chasing. 2 others were unable to give us a good offer and now we are using someone from Mortgage Advice Bureau!

AIP done with Kent Reliance and application process started 29/7/19 (yes I know, long delay!)
Kent Reliance have asked for other docs since which were all sent at the beginning of the application process anyway.

Payment has been taken for mortgage application and valuation survey but no hard searches on our credit reports as yet.

Waiting to hear when they will be doing the valuation and hopefully get things rolling a bit more swiftly soon.

Hi everyone we are using Aldermore from Through L&C the advisor was great but the case manager rarely replies to emails or calls. We have our valuation booked for next Thursday so hoping it won’t be much longer past Thursday.
31/07/19: DIP from Aldermore all paperwork submitted
01/08/19: additional paperwork of husbands p60 and proof of deposit submitted
    07/08/19: valuation booked for 15/08/19
We have applied for a 95% mortgage and have been told if Aldermore don’t approve then we have no other options. Broker yesterday said we are preapproved and if all details are correct then it should be fine but I’m a nervous wreck knowing all our eggs are in one basket!
  • 20/07 - offer accepted
    22/07 - sols instructed
25/07 - MA back off holiday, he submits application to Natwest... the wait begins
26/07 - at 14.22 L&G email to confirm they've booked the valuation survey for 08/08
30/07 - application approved subject to valuation!
    08/08 - valuation takes place
09/08 - mortgage approved! Offer of loan received :j over the moon!

Thanks all for your company during this stressful time, hope to see lots of you on the completion thread soon.
  • Love all the great advice on this forum so wanted to post my experience so far:

    13/07 - viewed house
17/07 - offer made and rejected
31/07 - my current house out on market
10/08 - after some negotiation my house sold
10/08 - revised offer on house we want to buy accepted

And so it begins.......Mortgage advisor is from Mortgage Advice Bureau and we had completed most of what we wanted on the assumption our offer would be accepted so full application going in on Monday/Tuesday.

If anyone needs a recommendation then happy to provide.
