I really do get that, but what I don’t understand is why they’ve taken nearly 4 weeks to even get around to booking the valuation - Everything I’ve read indicates that Santander usually instruct straight away to save time. No extra info has been asked for apart from the one payslip, just don’t get the holdup.0 -
06/10 - DIP agreed
13/10- Mortgage application phone call done
16/10 - paperwork arrived
18/10 - mortgage advisor received paperwork and confirmed all was ok, took the valuation fee and sent my application to head office on 19/10.
26/10- recieved a phone call from mortgage assessor and she was happy with everything, just had 5 general questions which she emailed. She had instructed the valuation.
31/10 was informed that the valuation is booked for 5th November and that my answers to the questions were satisfactory.0 -
So thought I'd add my timeline to the thread.
Offer accepted on a house - 6/9
Broker submitted application - 10/9
Then a mistake was picked up on my credit file which stopped the lender considering the application, this took a long time to sort out as the company which registered the mistake couldn't see it on their system to resolve it.
Finally back underway with the application - 17/10
Valuation done - 19/10
asked for recent bank statement - 25/10
broker sent bank statement - 31/10
Now to wait and hope! In the mean time searches have been done, draft contract has been received and queries submitted to the vendors solicitor so hopefully as soon as the mortgage offer is through things can move quickly.
Good luck everyone!0 -
WOOHOO!!
I know I only posted my timeline an hour ago but just looked at my emails and my broker has emailed the mortgage offer! The official documents are in the post, phoned my solicitor who has confirmed that as soon as we send her the signed mortgage offer we can sign the contracts and exchange
I'm going to wait till completion to celebrate but so happy right now.0 -

Update on the timeline I posted a couple of days ago:
Mid-Jun - first spoke to broker, got AIP thing (although never need to show this to any agents)
17 Oct - offer on flat accepted
18 Oct - solicitor instructed
29 Oct - full mortgage application submitted via broker
31 Oct - estate agent let us know that Halifax surveyor visited property (that was quick!)
1 Nov - broker has been in touch with details of approval and mortgage offer
This all feels super-quick to me. Is this common or have we just been lucky? Now we need to get our survey sorted, and check in to see what's outstanding from the seller's solicitor...0 -
Thanks, it's with Tesco mortgages. Other than the problem on my credit file I found the whole process really quick and easy but that was probably down to my broker.0

Sounds really quick and efficient! I’ll be waiting 5 weeks on Tuesday :eek:0 -
I have an update: The bank will not lend on the property due to its construction. I'm devastated but OH convinced me to put in an offer for our second choice. Not sure how I feel about it yet as it is 60% more expensive than our first choice and needs some work (like a garage). But at least the uncertainty is over.
So our new timeline:
01/11 - offer accepted and new mortgage application submitted.0 -
Hiya
Please can anyone help with this one, we would love some guidance? I have a partially settled Personal loan with HSBC, with NO default only three late payment (Dec,Jan &Feb 2018) Fully settled account to £0.00. Checked on all three credit reports. Never missed a payment prior or have/had any other adverse credit. My situation has changed dramatically within these 8 and a half months, finally!!No my partner and I are trying to get a mortgage w (both first time buyers).
I have been told no high street lenders will look at mebecause of the late payments. Is this correct?
