    Does the lender get the solicitor to do credit searches? I've had a search by my solicitors, but not my mortgage provider?

    Solicitors perform a bankruptcy search on potential borrowers for the lenders benefit.

    Congratulations everyone and also good luck to everyone waiting on an offer.

    We have signed our missives and are just waiting on the house to be built now.

    For anyone stressing (I stressed ALOT at this stage) - just remember that EVERYONE who has a mortgage, has gone through this process. As soon as someone told me that, I de-stressed and realised that its just the process so you just need to get on with it.

    Stay strong and enjoy the experience.

    16/10 - offer accepted
    18/10 - try to do full application online with Post Office who then say we have to do paper apps due to it being a mortgage port (why didn’t they tell us this in the first place arrrrgggh)
    24/10 - paperwork finally arrives
    25/10 - paperwork submitted
    26/10 - paperwork received

    Now just impatiently waiting them gettin in touch to take payment for the survey. Might just ring them on Monday and chase them up :A

    Good luck with the Post Office, we've been waiting a month now and not heard anything from them.
  • Hi all. Thought I’d add my pennyworth. Application in with Santander and I’m slowly losing the Will!

    2nd Oct - full application in and first documents requested.
    16th Oct - extra payslip requested.
    26th Oct - valuation booked - can’t be carried out until 16th November! Seller not happy so mortgage adviser put pressure on.
    30th Oct - have been told that the valuation will now be carried out on the 7th Nov.

    I knew it would take a while but seems to be way longer than I expected!

    In your situation, I'd probably speak to a broker who could understand the financial circumstances and provide some specific advice. 'Bad credit' could encompass a lot of different situations!

    Half term? Even surveyors take holidays.
  • We have applied with nationwide for mortgage . They have rescheduled the valuation thrice and haven’t did it yet .

    There is no form explaination from their side .

    Any one in the same boat ?

    17/10 - gave my broker lots of financial info

    18/10 - more info to broker and solicitor
    19/10 - mortgage valuation done
    29/10 - survey done
    30/10 - lender asked for P60


    I know that it's all still in a reasonable timeframe etc, and I'm trying not to be impatient, but the waiting can be tough.
  • I have been lurking on here but since my mortgage offer is taking ages thought I would pop our timeline up. We're going with Pepper Money for a variety of reasons, but mainly as I am self employed and currently on mat leave.

    21st Sept - offer accepted & we accepted an offer on our property
    25th Sept - AIP
    27th Sept - full mortgage application submitted
    1st Oct - most recent bank statement requested
    2nd Oct - most recent bank statement submitted
    5th Oct - mortgage valuation survey done
    12th Oct - broker informed us that the valuation survey showed high levels of damp in the downstairs
    29th Oct - damp and timber report carried out by independent surveyors, showed minor works required mainly replastering in living room (max cost £2,000)
    30th Oct - survey passed on to lender, who also requested most recent business bank statement

    And here we are on the 31st.... still waiting. Hoping to get something before the end of the week. Our purchase is chain free and our buyers have nothing to sell, so pretty straightforward. Just the mortgage offer that's been tricky, but it won't delay anything as all the searches and other legal work has been ongoing since the start of Oct. Crossing everything for good news this week and completion before the end of November.
