    9/11/13 first viewing

    11/11 second viewing (in the evening)

    14/11 Mortgage in principle granted

    20/11 Mortgage application done in full (at natwest)

    26/11 Mortgage approved from natwest underwriters! :D

    5/12 Homebuyers Survey Completed

    6/12 Homebuyers survey results emailed to me.
    This is where it gets sticky.... The results state "The ventilation to the boiler is not considered adequate and needs to be improved." However we did ask about the boiler, as the advice states, and since the house had been previously rented out, they had a gas certificate dated from april 2012 stating that there was adequate ventilation.

    Little bit stuck now, I rang the solicitor who suggested I get in contact with the guy who did the survey to see specifically what he meant.Ive left him a messege, but as of yet he hasn't got back to me.

    Any thoughts greatfully recieved.

    So our valuation came back fine. I know I shouldn't moan but feel like everything is going incredibly fast mortgage wise. It's day 5 after applying for Aip on Monday then progressing with full application Tuesday night. We are in Scotland so all that was required on purchase was refresh of home report and that was done and mortgage company phoned today and said they are ready to approve once we submit our wage slips which are all ready to posted with p60's.

    Just it's very quick!! Our offer was only accepted on property on Monday... We haven't even had a written acceptance yet! Date of entry not until 20/01/14. Our buyers haven't finished their side and we are getting home report for our own property refreshed for our buyers on Monday, so we are a week in front of them despite them putting in an offer for our property before we went for our purchase.

    I just have a feeling it's going too fast mortgage wise and what if it falls through? Is it normal to have mortgage fully approved 5 weeks before move in date and before our sale's contract has been completed?

    thank you... they didn't find them.. the vendors sister had a spare key to the front n no keys available for the back! I've asked her to look for it as it's unreasonable I can't use my back door!! never mind.

    Nooo Way!!! How remiss of them!! :eek: Of all the things to worry about, you wouldn't think of that one!

    So, you're in your front door (thanks to your vendors sister, lol!) .... how does it feel savingbee? :)
  • I'm happy but a bit miffed at the same time. fire hazard and all that if
    I can't get out of the back door in an emergency! the gas was totally off so need to pay £200 for someone to come out on Monday and service the boiler and turn the gas on. luckily I'm staying with family until it's warm in there!! I'm sure in a few months il forget it all though :) x

  • Here goes my turn. So stressful.

    We're buying a repo. In order to move secure it quick we are going to rent our current house out, swap from a Santander residential mortgage to a Clydesdale BTL 75% mortgage and use the resulting equity as a deposit for the repo. The repo mortgage is with the Halifax. We're trying to complete by 20/12.

    I'm confident with my conveyancer and mortgage broker. My concerns are around mortgage acceptance, Clydesdale timings, and someone gazumping us prior to exchange.

    26/11/13 1st view
    28/11/13 both view
    29/11/13 offer made/accepted.
    01/12/13 complete all dox (ID/forms/statements etc).
    02/12/13 send dox to mortgage broker by email
    03/12/13 submit Halifax residential and Clydesdale btl applications. Post off ID.
    04/12/13 Rental agency comes round to check expected rental
    04/12/13 get and email rental letter to broker, confirming rental > 125% of BTL
    04/12/13 get solicitors letter laying out timescale, email to broker to send to Clydesdale so they can prioritise the application. All conveyancing searches requested etc.
    05/12/13 Solicitor's details swapped. Call from mortgage broker saying I should get EA to call Colley's to bring forward valuation. emailed EA.
    06/12/13 EA gets valuation brought forward to 10/12/13
    07/12/13 received letter from surveyors. Send back signed solicitor's pack, send back surveyors letter

    My mortgage application is for the post office which seemed the best deal around and I know that brokers can't go direct to them, well the one I looked at couldn't, it's a fixed deal and was £30 a month cheaper that the one the broker recommended to us for a fixed deal.

    24/11/2013 - Offer made and verbally accepted
    26/11/2013 - Offer accepted in writing
    30/11/2013 - DIP approval with Nationwide and full application made
    02/12/2013 - Solicitor instructed and forms returned
    02/12/2013 - Nationwide requested proof of deposit

    Valuation/HBR has been booked for 19/12/2013, just got to hope it comes back to what we offered!
