So I got a phone call from my broker this morning about a 'complication' with my Halifax application. We are buying a new build house using Help To Buy Equity Loan, and the builder is also paying our stamp duty. This has pushed us over Halifax's threshold for allowed incentives. I've agreed this morning that we will increase our deposit by an additional £2k to bring us below the threshold - only other option was to discuss with the builder and either lose the incentive or negotiate fixtures and fittings instead, but that sounded like it would take a few days to sort.
Fingers crossed I get the offer through today!0 -
I'm having some issues with my broker but I'll give them the benefit of the doubt, my advisor is very much on the ball but my case manager seems to be very busy and not have much time to keep up really.
Had my valuation done last week and my advisor chased this up for me as I hadn't heard the report back, over the 48 hour time frame they said. The advisor confirmed the report was ok and I just needed to supply an additional payslip for my OH.
Whilst this is going on my case manager responds saying it may take up-to 6 days to hear back about my valuation. Which isn't very professional but he hadn't contacted Nationwide yet and the advisor had so I can let him off.
However he did say it may take up to 6 days to process this one additional payslip which is all I'm awaiting for my offer, which seems a bit rubbish. Surely One payslip can be done in 10 minutes, as they only want to confirm OH salary has decreased due to going part time.0 -
And I have just received confirmation of my mortgage offer! Hurrah! Thank you to all of you who have reassured me along the way. See you in the waiting to exchange thread!0

My brokers are still dragging their feet I would say or maybe it's the lender?
Still no news after we submitted the P60 on Friday morning still no news of the valuation being booked in :-(0 -

FTB on the same rollercoaster of emotions! Current status:
09/11 - Offer on flat
11/11 - Offer provisionally accepted based on 'qualification' (I'm relatively young to be buying in London and not sure they thought I was serious!)
13/11 - Offer officially accepted
14/11 - Mortgage application done with Nationwide
17/11 - Confirmation to book Homebuyers survey
Valuation should apparently be in the next 3-5 days, which I'm most nervous about! Product I selected is only for 80% LTV and I had to offer over the asking price to get the property. As long as it comes back within 2k of the asking price, I'll be fine but prices have been going up by about 20k in the last couple of months and not sure the valuations will have caught up....
Info just through from the conveyancing solicitor but going to hold off on instructing them until I hear re. valuation

I know - its going to be an interesting few weeks. Our buyers mortgage is approved subject to valuation (which is happening on Friday) my broker called earlier and send we are approved subject to valuation too, but as yet I don't know when that is.0
