    Hi All

    Thought I would join in the thread too! I'm a FTB using the help to buy scheme in Wales. Here is my timeline so far:

    5/11 - Saw new build advertised on line.
    8/11 - went to view show home.
    9/11 - got AIP from Halifax.
    10/11 - offer made on property.
    11/11 - offer accepted & reservation fee paid.
    12/11 - Help to buy application submitted.
    17/11 - Help to buy application approved.
    18/11 - Full mortgage app submitted to Halifax.
    19/11 - Broker advised Valuation is booked for 24/11.

    All seems to be moving quite fast, surprised the valuation got booked the day after the mortgage app was submitted. Now just hoping it all goes through! Does anyone know for sure if the underwriting/credit check is usually done before the valuation is booked in? I haven't had a footprint show up on my credit file yet & the valuation is in a few days. Feeling nervous!!!

    Hope you don't mind me joining the wait. I'm in a bit of a different situation, my husband and I have our own house with 6 years left on the mortgage with no intention to move. However, my parents (in their mid 60's) need a bungalow due to my mums health conditions. They can't get a mortgage as they're both retired and their house isn't worth enough to buy a bungalow. So, we're taking a second residential mortgage out to cover the difference (£50k). I've used a broker due to the strange circumstances (not only a second residential mortgage but they're having to 'gift' me the amount made on selling their house for the deposit).

    We've gone with the nationwide and the survey/valuation was completed on Thursday so now we wait.......

    I'm totally stressed out not helped by the fact that the buyers for mum and dads house are pushing for a completion date. I don't want the sale to fall through so I'm trying to push things along but also don't want to stress mum and dad out so having to keep a lot of it away from them. Just hope it doesn't take too much longer.

    Hope you guys all get your offers through soon and thanks for letting me ramble :beer:

    We have an offer via the Halifax, we are also using the HTB scheme and they passed all of our other checks prior to instructing the valuation - we already had the verbal agreement from them that we were "approved subject to valuation" then they went ahead and instructed it. I think if you reach that point then they seem like theyre pretty happy with everything?


    We've been pleasantly surprised - using our broker and the Halifax has so far been totally pain free (I wont say stress free because I am a worrier :) ) but its certainly been fast!

    Thanks for your response Mummyto4kids. Hopefully what you've said is the case, I just really don't want to get my hopes up. There has been no 'hard' search done on my credit file yet, which is why I'm wondering if they have even checked my application yet. The full application only went in on Wednesday last week and then the very next day they booked the valuation which is also makes me think they wouldn't have had time to check it all first. When did your 'hard' credit search show up? Was it before the valuation was done? My valuation is being carried out tomorrow (24th Nov) ... feeling very anxious!

    Our "hard" searches were done twice - apparently that's not the norm, it was because on my credit file with Experian I wasn't seeing an old settled default that was there, so I had some toing and froing with them about my name before I got married and pulling those records through so that I could explain the situation behind the default to the Halifax, so that resulted in a second search, One was on the 5th when we applied, the second was the 11th which was the day they verbally agreed we were good to go and they instructed the valuation. However, they didn't appear on my credit file until the 15th - I don't think they update instantly. If the valuations booked then I would stay positive :)

    Thanks for that :) Hopefully it's just a case that it hasn't updated on my report yet then. They only asked my broker for 3 payslips & the usual ID etc & that was it ... which I thought was a bit strange, especially as my 5% deposit is being gifted towards the purchase by my parents. I have a feeling they may come back to request some more paperwork once the valuation is done :( I was really hoping to have a decision this week so I can stop stressing :mad:

    Aip 23rd oct.
    Told via email mortgage was all agreed 13th Nov
    Paid valuation 13th Nov
    Then strangely went to underwriter 18th Nov
    Still awaiting decision ☹

    Valuation finished on 24th November
    provided additional documents today on request 27th November

    when would I likely to hear from them?

    A quick recap of my previous post:

    "I'm a first time buyer, and have reserved a 4 bed 3 floor semi detached Persimmon new build. Persimmon seem to be a bit pushy, aiming for exchange of contracts within 35 days of Authority to Proceed from Help to Buy, leaving me really anxious that the property will fall through if the mortgage doesn't come through in time.
    Property price £185,995, using Help to Buy Wales equity loan scheme (20% loan + my 5% deposit). Applied for 75% LTV mortgage with Nationwide, through a broker (working in the medical field leaves me with a string of temporary contracts, so I wanted a specialist medical financial adviser on my side).
    Relatively simple case: FTB, mortgage multiplier x3.2, new build with Help to Buy, Experian score 992. Hoping everything will progress well."

    30/10 - Plot reserved
    09/11 - Help to Buy application sent
    10/11 - DIP approved, Full application submitted, Payslip requested and sent, Valuation fee taken, Text received acknowledging receipt of application
    16/11 - Solicitor instructed, Text received informing valuation booked for 19/11
    17/11 - Help to Buy Authority to Proceed received
    19/11 - Valuation completed, Nationwide ask for scan of payslip because initial copy submitted using phone scanner app (you can barely tell, but it's their money at the end of the day)
    20/11 - Text received informing valuation approved, formal scan of payslip sent
    27/11 - Payslip reviewed, Text received saying formal mortgage offer issued via post, PDF of offer obtained through broker

    17 days (13 working days) between application and offer, and it would probably have been a week shorter than that if we had sent the payslip in the right format to begin with!

    Really pleased, hope all goes well for everyone still waiting :)
