25th June offer accepted
20th July valuation+survey carried out
27th July valuation+survey back
29th July found out problem NATIONWIDE needed paperwork - Underpinning report.
6th August emailed paperwork
28th August proposed completion date.........
Still no final mortgage offer!! O.M.G! Literally pulling hair out. I can't believe a week before supposed completion I still have no idea if I can buy the darn house! After losing a house 12 months ago and this being the 40+ house we viewed and with living out of boxes in rented accom. for over 12 months I am losing it slightly! Have called nationwide (of whom I have been with for many years no problems with previous mortgage) three times this week pleading with them to mark this as urgent they have been effing useless. "Its a busy time. It's just about to be signed off. It will be Defo by end of Friday'' Friday!!! Aaaarrrgggh!!
Wow that really puts it into perspective then, already nearly two months between making an offer on property and completion date

Yup exactly how I felt lol
Truth is from the est agt's view they have already 'secured' the sale and their commission will come inevitably. It doesn't matter to them if it completes this month or next as they'll get their commission either way.
They're now interested in securing a sale on another property for more commission etc
At least I've learnt about chasing est agents - I'll be calling and emailing them plenty over the next two days to ensure the valuation happens this time lol0 -
Just been told that halifax want an extra £800 for deposit as we added the fees on, even though its still over the 5% deposit. something to do with the affordability changing for the extra 1k of fees,

Nationwide was the same, although they told us at AIP stage. They say you can add the application fee to the mortgage, but then they remove the equivalent of the application fee from the mortgage! So overall you're left with either paying the application fee upfront or ''adding'' it to the mortgage but then finding that you have to pay the same amount yourself anyway lol0 -
Halifax calculates affordability. That includes fees. If you want to add fees to the loan, they have to fall within what is calculated as affordable.
This is typical of all lenders.
You have no choice with the £295 MAF, but you can simply pay any product fee upfront and there's no longer a problem.I am a mortgage broker. Laura our timeline is below;
29/7 formal application made after offer (finally) accepted
29/7 text to say offer received
30/7 text to say valuation arranged for 3/8
5/8 text to say valuation report received
That's the last text we've had from nationwide. Since then thru it broker they've queried our payslips (which we responded to) reduced the amount they said they'd lend us in the dip by 3k, we've accepted that then it went back to the case handler.
Thought that would be plain sailing but now today they've requested more info (bank statements to confirm we have funds to pay off c card, reconfirmation of other balances (all sent back to them via broker within 1/2 hour!!!!)
Msg from broker at end if today to say she's chased them again, it's back with the case handler and we should hear something by close of business tomorrow.
When I tweeted nationwide they 'weren't aware' of any delays in that dept.... Have no nails left, starting on the hair pulling and rocking in my chair now 😵0 -
I'd be sat in a corner with a bottle of vodka by now. Here was me thinking we got offer straight after val. Our extra docs were sent last week. Val Friday.0
