    I'm the same waiting to give notice and have builders for our daughters adaptations on standby. I feel sick think it's nerves knowing my luck it will be another week from val.

    It will be interesting to see how far apart ours are considering our valuation is only a few hours difference.

    I just wonder if they are going to ask for any more documents. Hoping not as it just adds more waiting time.

    My broker reckons it's all in check except valuation. I'm not holding out much hope don't want to be too disappointed
  • So the vendor has come back and said they are not going to reduce the price (I think I would have done the same in their position), I've asked by MB if it's worth having another survey or going to another lender.

    We have missed out on 3 houses already, so we don't really want to lose this one too. All very frustrating!

    We got the report from the mortgage company, and the surveyor could not find any comparable sales on the road so he based the value on the house two doors down, but that house is a lot smaller and is a semi detached.

    The mortgage company agreed to review the report if we submit evidence of properties sole nearby (within 1 mile) that are of comparison, it's still a very outside chance they will change their mind but it's worth a shot.

    You can see the actual sold prices of properties nearby
    Plus their House Price Calculator / Index is better than most as it's based on actual sold values (whereas Zoopla's index for example is based on asking prices)

    Thank you, I will take a look at that.

    I sent through details of properties within 1 mile from Rightmove, the lender has responded (via the MB) that they are reviewing the info sent, but they have advised that even though the properties sent are within 1 mile (as the crow flies) they go into another district so they are not sure if they can be treated as comparables.

    There have been v.limited sales nearby in the last 6 months that match what we are buying, so it's difficult to back up the cost, if I could go back 12 months than there are more sales, at prices more than what we are paying!

    Doing some phoning round today, no offer through the post today (just junk) so just keeping people in the loop and waiting for a call from Mortgage advisor to see if they know anything.

  • I'm in a similure position as to a few of you , here is my time line ;
    MIP - straight away through mortgage broker
    Mortgage application submitted - 13/08
    14:08Txt back from Nationwide to say valuation was booked for 17/08
    20/08 - txt received to say they had now had the valuation back and would review it and get back to us if they needed any further info
    So waiting game now ��

    Had decision today and it's a NO. Due to it being an insurance risk. End of. Withdrawn offer.Second house we have lost in 12 months. This has killed me off.
    Best of luck to everyone else. Hope it's better news.
  • Both of our mortgage offers have now been amended to show the correct address (although they still had the delivery address of the letter to the 'incorrect' address!). Only a small error, they put the number of the house on the street line instead, but it needs to all be watertight.
