Mortgage offer issued on Friday! Application was started back in mid-November :-) Good luck to all still waiting, hang in there!
Now in the hands of our solicitors who have been great so far, hoping to exchange contracts very soon!
Great news 2tort. Best of luck with the solicitors part. Ours have been decent also so hopefully you'll get the same sort of service :TThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0 -

Thanks Vinnybro! Very relieved, it's been a nervous wait and feels like things are really happening now (we still daren't get too excited).
We've had a few additional searches done and our solicitors told us yesterday that these are now back. So I'm assuming there shouldn't be much now holding up the exchange of contracts...? Fingers crossed!
How are you getting on? All packed?? Tins of paint on order for Christmas??!0 -
And declined. Absolutely gutted and have been in tears since Friday. Reasons being - I pay three standing orders a month - all to my other half for savings, etc. Stupidly I change the date each month to the day I get paid, just so the money goes out ASAP. In September I forgot to change the date and the standing orders came back and were paid 2 days later. Nothing showed in my bank statement as them coming back, but I got charged for a 'returned standing order' at the beginning of November. Underwriter saw the 'returned standing order' and it was an automatic declined. They have said they think an appeal will be pointless. Broker is now speaking to other lenders to see if this is going to be an issue.
Literally, the house of our dreams may be gone all because of my stupid, silly, clerical, idiotic mistake. I realise I did wrong and they will see it us as 'unaffordable', but we are in a very good position. Deposit of £100k, partner with an absolute faultless credit history and money situation, me a bit more wobbly with some credit card debt, but the broker had no concerns. Now this.
Entirely my fault, but absolutely gutted over something that was a clerical error.

Yeah best not to get too excited. Our first one when bad on exchange day so anything can happen. But, I'm sure you'll be fine
When are you hoping / looking to exchange? Pre Xmas?
House is 75% packed now. We exchange and complete tomorrow. Just a case of getting all money in the right place which shouldn't be an issue :T
Tins of paint not on order for Xmas :rotfl: Thought she's prefer some things from Liberty's and Radley insteadThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0 -

Thanks for the positivity - much appreciated in a time where it's all feeling very negative.
Broker spoke to his contact at Accord who said that he thinks we'll be fine. After reading countless reviews of Accord I have to say I am terrified about this prospect and I'm not entirely sure this is the best idea. Trying to have as much faith in my Broker as possible, but this just seems nutty to me!0 -

If these returns are just shown on your bank statement but not on your credit report, it might be that your broker will use a lender who does not ask for bank statements. I am using Santander and all they wanted was my last month's pay slip. The broker took copies of my bank statements for their records but this was not given to or needed by Santander.
Best of luck for your new application and I am sure you will be fine, I have read people on here who have been accepted by the third lender the broker has gone to so keep positive.0 -
Still waiting! I rang Nationwide earlier for an update and they said everything has been satisfied but our case has to go for final checks before we get an offer. Does anyone know what these final checks are and whether this is the norm??0

Brokers don't lend money. Nor is a minor blip likely to cause an outright decline.
Perhaps it's connected more with a £100k deposit while having wobbly credit card debt. Along with your prior debt history.0 -

Yes it's what everyone has warned us, I certainly won't jump up and down until the keys are in our hands. Hoping to exchange this month but Christmas is fast approaching (must start wrapping presents!) and I presume our solicitors will be shut at some point (on my list to find out today).
Pleased you're almost packed, good luck for today! Glad you haven't gone with the tins of paint for Xmas :rotfl:your ideas sound much better! :A:xmassmile0 -

I realise Brokers do not lend money. However, they can advise on how "good" of a case one has and give their advice on the potential of obtaining a mortgage. He, therefore, advised me that he didn't see my current credit card debt as an issue. I took his advice considering he deals with mortgages every day. He has been very honest about everything in our case and I don't know why he would lie about why we have been declined and make up some stupid reason when he could go straight for the obvious of current credit card debt.
I thank you for your extremely helpful and positive reply. I'm grateful that you took time out of your day to be condescending and patronising to a stranger.0
