I have read that initial conveyancing searches usually take 2 - 3 weeks. Does anyone know how long they take when done online ?
What info is included on a mortgage valuation report - the 30 mins version so no drive by or desk variety ?

Local searches can take different times in different areas of the country.
Apparently Solihull where I hope to buy is currently 25 days!!
Basic Mortgage valuation will show little detail and it's quite possible you won't see it. It'll just be for the mortgage providers needs.

I feel I need to share as it might help with the worry.
31/07 - Mortgage of just over 200k agreed with Chelsea - Mortgage application due to be posted.
31/07 - Chelsea BS call back to say that they had miscalculated my child care costs and agreed mortgage fell to 173k
02/08 - Spoke with Broker friend of OH who felt that he could help
04/08 - Further Discussions with Broker who recommended a Nationwide Fixed product.
05/08 - DIP with Nationwide
05/08 - Full application and documents submitted
05/08 - Valuation Instructed
06/08 - Valuation carried out
06/08 - Spoke to broker who advised that the Valuation was satisfactory and all going well so far.
08/08 - Broker advised that there was an 'Technical Hitch' with the Valuation but not to worry as it will be sorted in about 48 hours.
The worry is killing me!! I just hope that all is OK0 -
Finally got our mortgage offer through on Saturday! :j:beer::j It's a horrible process and we thought we'd never get here but if we can anyone can! Good luck to everyone still waiting. Here's our timeline if it helps -
14/06/2014 - DIP from Leeds
16/06/2014 - Offer accepted
21/06/2014 - Met with broker and filled in some forms
28/06/2014 - Met with broker again, he takes copies all our ID and gets full application sent to Leeds.
12/07/2014 - Leeds come back offerring us 10% less than we need.
14/07/2014 - DIP from Halifax.
16/07/2014 - Full application with Halifax.
17/07/2014 - Valuation done.
24/07/2014 - We find out that Halifax have been waiting for OH's 13th week payslip when we thought we only need to send in 12 weeks.
25/07/2014 - Valuation report came back £5,000 less than we offered.
29/07/2014 - Vendors agree to accept £5,000 less.
01/08/2014 - Told we'd get an answer today but someone at Halifax didn't key in OH's end date of his last job so they were waiting pay slips that they didn't need.
09/08/2014 - Finally get our offer!0 -

Offer accepted 28 June
3 July MIP from two banks (one included a three hour interview - the other a 10 minute phone call via a broker) . thought this was going to be difficult as I'm self employed - but it seemed to go smoothly. Possibly because I'd just done my tax return so I had all the paperwork!
I then faffed around for a week or so deciding on which mortgage (must have driven the broker mad)
14 July asked HMRC for SA 302 to prove income - arrived 5 days later
21 (ish) application submitted by broker
4 August bank survey
6 August - got my own survey, verbally told no problems - still awaiting paper copy. But the surveyor suggested I look in the loft as it was open and tested the drains whilst I was there so I'm happy she will have done a good job overall. (and the vendors are obviously packing)
7 August mortgage offer received - which contains some legal costs I wasn't expecting (that's Santander for you) but not too much. Lawyer says searches should be back by 15th and we will be ready to exchange by 22nd.

Money for deposit organised (goodbye premium bonds)
Estate agent chasing for a completion date....
so - so far fairly smooth - but still really stressful!

I have just completed on my first property with Nationwide and they were FANTASTIC! Mortgage offer was with me after 8 working days! Couldn't have been more straightforward!

Oh wow rejected! I'm scared to open any emails from MA incase of a rejection. Hopefully they have all they need from you now if they have rejected you but said if you do A B and C then we will look at it again surely that means with A B and C done there will be an offer?

I hope so, MA emailed me this morning, asking me to get the OH to call him. Text OH straight away, who text me back saying he had just spoken to him. I asked what MA said. He said MA told him he was calling to tell him that he would call him this lunchtime with the final answer!

Although we are applying with HSBC due to wanting an indirect charge, Nationwide will definitely be my second choice should it fall through...unlike NatWest, Barclays and HSBC, they were the first people to tell me that getting a DIP impacted on my OH's credit score due to the credit search involved.
They could not have been more helpful whereas the others all acted as though doing the DIP over the phone was something to be done as a matter of course before booking a face to face meeting at the bank with a personal banker (not even an application appointment!) Friendly, efficient and an MA called me back within twenty minutes of my initial call...so certainly seem like a great bank to go with.Short termLong term
