We had a similar situation. Just ask the current solicitor for a referral to a sol who is on the panel. They should have a deal with one and you can officially carry on using them, but the mortgage lender will just use the referred solicitor.LBM February 2008. I wouldn't worry about them offering a different amount, your case sounds smooth like ours; low LTV and valuation as expected. As soon as our status on Track It moved to the same as yours we got the offer as originally applied for.Cleared my credit card debt of £7123.58 in a year using YNAB! Debt free date 04/12/2015.

I don't want to get too excited, but I've just logged on to my online banking and the money for the valuation has been *provisionally* taken. Eeeek!! :eek: Could it possibly be good news at last?! I daren't get my hopes up, but from what I've read, Natwest only take it if they've approved an application. I know I'm probably jumping the gun, hence my reluctance to let myself think good thoughts!!!
*Fingers crossed for me!!!* I am so SO glad this forum exists. It's really helped me vent, and alleviated an awful lot of panic.0 -
GAH! So we had the valuation report done on the 11th July, and Nationwide are still yet to receive this. Every day they keep saying 'tomorrow'. On Friday we were sent an email by our broker that said they'd been assured that the surveyor was working on it right that second. This morning we've received another email to say it will be by close of play tomorrow.
Really unhappy about this! This is just for the VALUATION. Dread to think how long the actual homebuyers report will take.0 -

Mad Scientist I will let you know in 48 hours. We are going Natwest through a broker and finally after 4 weeks since initial application have just received word this morning that the valuation report they received on Friday has been accepted so now its with the underwriters AGAIN for final clearance sometime in next 24-48 hours EEEKKK:eek:. My broker said unless any more queries come from these final checks I should have my offer. The problem as far as I see it is if the case worker missed something first time around and now they pick up on it. Also since they took the money for valuation they have since asked for more documents all be it proof of address ones and not financially linked which makes me think that the initial under-writing before survey was instructed was a bit of a half assed effort. In short I wont believe I have the offer until I actually have it in the post. Although I am eternally optimistic this is going to be yet another stressful couple of days.0 -

Email from my broker just now..
"Have just spoken to Natwest, they have agreed your mortgage application today and the valuation has been instructed, this means that a valuer will be in touch with your estate agent within the next few days to book an appointment. I was told it can be up to 5 working days for them to make the appointment but usually it only takes a couple."

Oh no!! The waiting is hard enough, without being out of range of signal as well!! I hope you hear something soon.
I'm fairly amazed to be honest, back in April Natwest declined me on a private application - I guess it just goes to show that investing that little extra in a broker really can pay off!

OH my gosh! I didn't think it was possible, but Nationwide have now received the valuation and it matches our offer!
Phew!
Let's hope the rest of the process isn't as long as that!
So my timeline is now:
29 May - Received a DIP from Nationwide
Monday 16 June - Found a house and put an offer in (£30k under asking price and £40k under what Nationwide agreed to lend on the DIP)
Tuesday 17 June - Supplied all the additional documents to our broker and sent off the formal application
Thursday 19 June - received a text and email from Nationwide to say our application had been received
23 June - Our broker asks for more bank statements from my boyfriend. They want full bank statements for the last 12 months for only him.
25 June - receive a text from Nationwide to say the valuation is booked for the morning of the 11 July
Cue delays where we are told the valuation will be received 'tomorrow' every single day
Monday 21 July - valuation received by Nationwide0
