I don't think there is another fee i.e product fee other than the valuation and admin with natwest. We are paying a broker fee for our MA (which is a independent one) we have a 5 yr fixed.....Eventually I hope !
  • I also bank with Natwest, so that makes sense.

The in branch MA already has my AS302's, they just "didn't go through properly"
    - Did the underwriters request the 2 years certified accounts? (worrying they'll want the same from me and I'll have to ponce around with accountants as I have always returned my own SA online).

I'm part time PAYE and also self employeed. The underwriters only wanted my last 3 years SA302's, not accounts.

PS I got my mortgage offer today!! :j
  • 19ardagh70 - 5 year fixed here to ...again, hopefully!

ILikeAdvice - That's great news, hopefully I won't have to run around and provide accounts either

No they didnt specifically request them but we submitted them instead of s302s as we've only done the 1 years tax return (1st yr trading) with hmrc at present as its only just gone into the new tax year.
We just got the certified accounts done as at the time we wern't sure what lender we were going with But that seemed to be a standard option to provide with all.

My partner & I are waiting for our decision too! Timeline so far:

30/04 - Viewed the property (was in an email from EA after visiting another property) - we immediately put in our offer.
    01/05 - Offer accepted.
02/05 - Phoned Natwest to book the formal meeting - told they're incredibly busy so have to wait until the 21st (later, if we want the app done by phone). We say we need it sooner and they ring back with a branch appt on the 13th if we're ok to travel elsewhere to have it (which we were).
13/05 - Mortgage meeting, all went well & the MA sees no issues with it, will be sending all the details on to the underwriters. Expect a turn-around wait of 4-5 weeks, due to the amount of applications they've got on, but they'll be contacting us to arrange the Homebuyers report sooner I believe (it's hard to remember the time-scales now, it was all a blur yesterday) .

Now we are waiting! Argh, I'm seriously lacking the patience required! :rotfl: This is the least patient I have been in my life! :D

We've got the conveyancers doing the rest of the searches & enquiries along side this bit, but we're holding back on signing anything until we hear back from Natwest.

Hi all and good luck with the applications so far.

We are at the start here but already finding what a slow process this all is. We have an Alliance and Leicester Mortgage currently and we are porting the rate to the new property. LTV after a cash injection will be approx 55%.
    Timeline so far....
2nd May - Offers for buyer of ours and reconfirm offer we made.
    3rd May
    - Phone Santander to start process.
6th May - Upload all documents
    ......wait......
14th May - Go through affordability check, - Girl on the phone tells me Santander currently using 6% to stress test mortgages. We have to tweak budget a little to get through but no problems in the end.
Date for Mortgage Consultant to start the application proper given as the 5th June. speechless-smiley-040.gif
Please remember other opinions are available.

FTB 74% LTV, deposit from inheritance. 22yrs old, single application (absolutely bricking it) currently renting, tenancy ends 1/07

17/04 - AIP issued by Nationwide requesting more payslips etc (annoyingly fell on bank holiday)
22/04 - Mortgage application completed (text to confirm it has been received)
24/04 - text to say valuation is booked for 07/05!
07/05 - Estate Agent confirms the valuation has taken place
08/05 - Text to say survey is satisfactory

15/05 - Text saying 'We are delighted to inform you we have now issued a formal mortgage offer. We look forward to completing based on this offer'

    WOOOOOO!!:rotfl::T:beer::j

How/when do I find out how much the offer is for? I have everything crossed that it's enough!

If they didn't undervalue it then should be full amount

I really hope so! I haven't got much money left over after deposit and fees and I need furniture etc. so I can't afford any lesser offer!

Doing this on my own at my age has done my head in haha, so glad to see a light at the end of the tunnel!
