    sorry to those that are still being messed around!!

    after panicking - we’ve had our mortgage approved at 95% LTV! 

    So here’s a quick run down:

    25/5 - DIP reviewed and approved by underwriters (had to switch lender after offer as they withdrew product)
    27/5 - full application in & survey booked for 11/6
    3/6 & 14/6 - further info provided to bank as requested by broker 
    17/6 - text to say valuation approved
    18/6 - mortgage approved

    my financial situation is good but difficult to follow so was expecting more queries! I’m very happy and wishing you all luck!!

    We will be putting in our full mortgage application later today with Clydesdale through our mortgage broker. It's taken 6 long years to get to this point, we've had an offer accepted on pretty much our dream house that I never thought we'd be able to achieve and I'm incredibly nervous about whether we'll be accepted!

    Both our credit reports are all completely clean now, we have a good deposit and our income seems to stack up, although 50% of mine is self-employed but I've been assure it's all ok. But I'm a natural worrier!
    House sale/purchase progress (we're selling our rental property and currently living in rented so no pressure to complete both on the same day).

    2/6 - Accepted offer on our house.

    15/6 - AIP in place with Halifax
    18/6 - Offer accepted on our dream home!
    19/6 - Solicitors instructed
    23/6 - Broker applied for AIP with Nationwide to allow us 23 years due to hubby's age - AIP referred!
    24/6 - AIP approved
    5/7 - Full application finally in with Nationwide & valuation booked within 2 hours
    6/7 - Valuation
    12-13/7 - Hard credit searches on both of us with TransUnion (Credit Karma)
    13/7 Hard search Equifax (ClearScore)
    14/7 Proof of deposit requested in a different format
    19/7 Gifted deposit form requested for non-sale part of the deposit - funds were from some inheritance, not gifted - deed of variation sent.
    2/8 Text and email saying offer issued, details to follow in the post!

    21/9 Exchanged on both properties
    24/9 Completed on sale
    14/10 Due to complete on purchase

    My mortgage application was submitted yesterday by my broker with Barclays - a little anxious about the valuation coming back. I'm just on the 75% LTV for the lower interest rate.

    I've been told it should be up to a maximum of 8 days turn around.

    Our broker ended up recommending Nationwide instead. She ran the DIP yesterday and it was a refer, so I've had a restless night overthinking it all! We've had the DIP accepted this morning so it's time for the full application, got absolutely everything crossed now.

  • Our mortgage with Skipton has been approved, albeit with a down valuation (which I suspected might happen due to the most recent sale in the street being much less as it needed a lot of work).  Very relieved.
  • 24/05 broker advised that she was about to submit my application and wanted payment card details to pay for the application ( product fee). Application submission confirmed 


    24/05 notification from Experian that an hard credit check has been completed on my name 


    Tuesday 25/05 email received from broker that my mortgage application has landed - meaning lender has confirmed receipt of our application 


    26/05 Broker asked for a signed declaration of a residential mortgage 


    Signed document uploaded on the system and broker confirm receipt of same 


    Wednesday 26/05 broker advised that they’ll return with update in five days time. 


    On 03/06 email from mortgage broker stating “your evaluation has been instructed”


    No news after three working days. On Tuesday 08/06 I called the estate agent to enquire whether they’ve had contact with the evaluator - the answer was a no. I sent a follow up email to the mortgage broker requesting for any update since Thursday 03/06/


     On 08/06/21 I received an email from my broker this: 


    The underwriter wanted me to clarify certain deposits that was made into my account.


    I immediately provided the update they required. 


    08/06/ broker replied update has been sent to lender 

     

    Further advised they are also waiting confirmation of the valuation date.


    On 10/06 I  sent an email to the broker enquiring if there is any update. Broker advised that they will continue to chase   the lender.


    On 14/06/ broker sent a text message in the morning with details of the valuator that the lender has not been able to reach the valuator to share the number with the vendor to make contact with the valuator and schedule valuation. 


    In the evening broker sent another message that valuation has been confirmed for  16/06


    Valuation was done on 16/06/


    On 17/06 information received that the Property has been undervalued from £500k to £470k


    I shared information with estate agent 


    On 23/06 estate agent advised that the vendor has accepted my revised offer of £480k and as such agreed to reduce their asking price. 


    Information shared with broker who in turn shared the information with Lender.


    On 24/06 broker informed me that lender is running behind schedule and as such will provide update earlier the following week- 

     Has anyone have similar experience to this?

    Awaiting decision from Natwest on their 95% LTV Mortgage Guarantee Scheme product.

    Have a default that is 5 years and 10 months old (so close to it dropping off), so worried that will impact it. I am hoping as the credit check has been done and application is still progressing, that it's not going to be an issue. 

    23/06 - Application submitted with broker following DIP with all documentation submitted.
    23/06 - Hard search carried out on Equifax
    28/06 - Informed that valuation has been booked in for 29/06

    Hi, just thought I would post as a bit of reassurance! I’m a FTB and decided to go for the 95% mortgage product with Nationwide. I used a broker which made everything very easy - my full mortgage application was submitted on 18/06, valuation booked for 22/06 and received my mortgage offer on 25/06.. only took a week! 

    I didn’t receive an update from nationwide regarding the valuation until the 25/06, when I received 2 texts one after the other stating that the valuation report had been received, then approved. Exactly 3 hours later I received a text saying my offer had been issued :)

    Our broker has put in our full application with Nationwide today. It's taken us years to get to the point where we might be able to do this so I'm very nervous about the whole thing! Our initial AIP was referred before being accepted so I'm hoping this might be a slight positive but we'll see!
