    Thanks - I can oonly see a soft affordability search on Credit Karma but it's only been 2 days so I guess i need to chill out!!!
    We applied in the 28/7 had a soft s arch done and that's all that is showing!

    Looks like they are looking at documents sent 21/8, so fingers crossed out last document is being processed today! 

    Have chased our solicitor about the contract packs, received ours for our sale, along with the first lot of enquiries, but she claims she hasn't received anything from our sellers, but they said it was sent 03/08! Really remembering how much I loath this process.

    Hoping to have a mortgage offer and both contract packs by the end of next week.
    Thanks for the info.. So i assume you've gone ahead and ordered searches before the mortgage offer? I'm not sure whether to do that or not - what is the norm? I'm totally lost in all of this. I've been sent boundary lines to review but not given the go ahead on searches yet

    My and my partner are FTB and are buying a new build 3 bed semi detached, this has been our journey so far 
    Lender - Halifax
    1)15/08 AIP 
    2)15/08 Reservation 
    3)18/08 Application submitted 
    4) 22/08 Valuation booked 
    5) 27/08 Valuation complete
    6) 28/08 Mortgage offer!!:)
    Just waiting on our ATP from HTB and then solicitor to send us the documents  to sign and send back. All we will have remaining is to then exchange. Pretty smooth process so far, lots of anxieties and 'what if's' throughout the last 2 weeks but over the moon now!

    don't remember being this stressed when I did my first house.

    Awaiting mortgage decision as well and absolutely terrified. First time buyer, can't get a mortgage with my partner as his credit history is horrendous (multiple defaults caused by ex partner) so I've had to do the whole application in my own name. Purchasing a new builld (hopefully) and using the Help to Buy scheme in Scotland where the government lend 15% of the property value (just under £30000 in this case). Also putting down a 30k deposit and taking out a mortgage for the remaining £133k. Got my agreement in principle no problem from Halifax. I do have some credit but a very good credit score, never a missed payment etc. All in I have about £5500 credit across a credit card and 2 store cards and £3400 of a loan which I've never missed a payment on (ends August 2022). My mortgage broker submitted my application on 13th August and it was referred to underwriters a week later. Got an update today saying there had been discrepancies with credit declared so ive had to send my broker copies of credit report and credit statements. My credit report hasn't updated yet since previous payments so its showing about £3500 more debt than there is, hopefully thats all the problem is? I feel so sick constantly!

    Yes, paid £500 to solicitors to get it all started. We are borrowing 75LTV and are asking for around 15k less than the maximum so am pretty confident we will get the mortgage, if they can get over me earning a whole 9k a year SE, and the endless questions this involves 🙄

    I am so so stressed about it all. I've used 2 different brokers. The 1st I had a good relationship with but they didn't deal with help to buy applications and advised me to use the broker the house builder recommended. Both got me an AIP no problem at all, and both said the level of credit balances I had shouldn't pose much issue but now I'm panicking. I know people with way more debt are accepted for mortgages but I'm absolutely on edge!

    I was a mess when we were selling, as we found the house we wanted to buy first and they held it for two weeks while we marketed. I barely slept for those two weeks. Now I am a bit more relaxed as I have no control really, but having done it before (although never in a chain) I know how awful the final stages can be, so am trying to save the stress for then 😂

    Who is your lender? Try to remain focused. If the details you submitted on your AIP are true then you will have no problems. We have just had our mortgage approved with Halifax and ensured all information provided was true reflection..

    Amazing 10 days; where abouts are you buying? We are first time buyers help to buy and we are at 4 weeks and they have said it could be another 2-3, we have had our valuation done and it came back fine last week. So no idea what the hold up is :(
