We’ve got a joint income of £80k and no debts but as I’ve not got perfect credit (4 defaults in 2017 / £30k total / all cleared now) the broker recommended to use an adverse lender... we’ve a £20k deposit (5%) and using HTB for £76k (20%) on a £380k house... here’s the story so far!10-Aug Broker got DIP from Precise.14-Aug Developer released new plots.18-Aug Paid reservation fee.19-Aug Appointed conveyancer and applied to HTB.26-Aug Received ATP from HTB. Broker spoke to Precise BDM before submitting full application and advised wouldn’t meet criteria as had a 6 week break in employment in last 12 months. Broker requested new DIP through TFC / Vida Homeloans.28-Aug Received DIP from Vida Homeloans, full application submitted through TFC, app fee paid.Going to be a nervous wreck waiting over the next month or so! Anybody else any experience of this packager / lender combination?0

Hoping to hear from Santander this week. Application done on the 11th and valuation carried out on the 19th. Asked for my partners new payslip on Friday so hoping it’s with the underwriters now0

..... I thought it was a pretty standard thing going to the underwriters? We're close to our borrowing limit (due to partner being on part time furlough) so they may look a bit closer at our application.

Status changed from decision obtained to ready to offer back to decision obtained over the following days,Then manual referred 24/8. She said the 19/8 was based on date they were sent to manual underwriters not the date people applied. But anyway confirmed ours was just sitting in the que, when we asked why it was manually referred was told for final manual checks and all applications are, also based on 24/8 and how busy they are we could still be 2 or 3 weeks away and would receive a text. 2-3 weeks more of living with jangled nerves!

Very similar situation here with HSBC - the same LTV and our valuation came in higher as well. We applied on the 10/8 via broker, who said it's just waiting for the last checks but who knows how long that takes.0 -
I am just off the phone to HSBC. Apparently the que for underwriters are in levels. Our application is at level 4, out of 1-4. So ours is in the next bunch to be assessed (application submitted 14/08). They said they will be doing credit assessment and can take 7-10 days 😲😵 we were hoping to hear back this week about a decision but now seems very unlikely!!0

I am with HSBC too and the house was down valued by £15k. We were told that only the valuation needs to be cleared and then we will get the offer (this is on Friday). I assumed this would be quick (automatic) as the valuation was already completed... I know it was a BHW but feeling very anxious until we hear back. Anyone been through this?0
