    Just had our mortgage approved!🎉🎉 time line in sig. 
    First time buyer- Shared ownership- 13/7 DIP Leeds- soft search- 20/7 told we got house-21/7 instructed solicitor- 27/7 sales memo and full application- 30/7 hard search- 3/8 mortgage declaration sent- 6/8 told valuation complete
    13/08 questions from underwriters 
    17/08 letter to say initial assessment completed.
    20/8 Broker says it will be another week until more communication from Leeds.
    27/08 Mortgage approved

    Congratulations - we’re purchasing a shared ownership house too and had similar timelines with our application & offer but we’re with Nationwide

    AIP accepted with Halifax - 17/08
    Reserve on new build - 22/08
    Full App submitted - 26/08
    Hard searches done - 26/08

    since then heard nothing from MA, so very nervous as we are borrowing very close to maximum borrowing amount!

    and also selling my current property still waiting on enquiries from buyer for over 4 weeks now.

    don't remember being this stressed when I did my first house.

    Joining in: 

    First-Time buyers on a New Build house. 85% LTV

    Timeline:

    24th July – Viewed a property we liked and put an offer in the same day.

    28th July – Offer accepted.
    28th July - Had a rate from Nationwide offered and ready to apply for AIP. Rate was pulled at 8pm that night and none offered the next day.
    29th July - AIP went in with Virgin. Came back they were not happy with my Experian credit score. My Experian credit score is 999/999, no defaults, late payments etc. Mortgage Broker and I scratching our heads as to the logic. Go figure. :neutral:  

    4th August – AIP with Accord accepted. Full application with Accord also submitted same day.

    4th August – Hard search on Equifax.

    14th August – Physical valuation took place, came back fine.

    15th August – Follow up soft search on Equifax.

    18th August – Underwriter came back with some questions about payments out our current accounts to a Lifetime ISA. Also, questions about commute. Information supplied back to underwriter via broker.

    21st August – More questions from underwriter, about commute again, address history for partner and a CML disclosure form. Spent the next couple of days trying to get the sellers solicitor to complete the form and send it to us.

    25th July – CML disclosure form finally received from seller’s solicitor and submitted to underwriter via broker.

    26th July – Broker confirms nothing else outstanding on the case just waiting now to hear from underwriter.

     

    Now just more of the waiting game and more sleepless anxious nights.

    Final underwriter sign off submission 18/8 

    not its time to wait. If the current timescales are correct it should be looked at Tuesday.

    Im also with Halifax.. After drama with TSB and Nat West. 
    Im FTB, tenant in property im buying. Owner is pestering me. My survey is back, searches back.

    27th June - Reserved property (paid £99 fee to be refunded upon completion) with Vendor, they suggested a Mortgage broker and Conveyancer to go with. (I have a credit score check by Natwest on this date which is a bit strange)
    28th June - Checked with Habito to see which mortgage they recommended and intial affordability, send out some requests for quotes for conveyancers.
    28th June - Phone call from mortgage brokers suggested by Vendor, call with Mortgage advisor booked in for 6th July.
    29th June - After a few quotes, the conveyancer suggested by vendor was cheapest (and they offered a discount due to referral) and we instructed them.
    2nd July - First telephone meeting with Mortgage advisor (managed to get an earlier appointment to pull timeline forward by a few days). Sent across most required docs (Payslips, P60s etc). They suggested which mortgage to apply for, this matched the suggestion from Habito which gave me some confidence (Gone with Natwest fixed 5 yr). Went through full affordability for myself and wife, revewing all payslips, CCs etc. I later found out we had been given an AIP at this point.
    6th July - Some delays getting gift deposit letter sorted and transfer of funds, copies sent to MA for full application. Copies also sent to Conveyancer.
    9th July -  Paid valuation fee of £248 (£250 cashback on completion). Payment for searches made to conveyancer (£150)
    10th July - I had forgotten to completed HTB declaration, finally got this over to MA
    13th July - Confirmation from MB that full application submitted, advised to keep an eye out for the HTB Authorisation to Proceed.
    16th July - Natwest requested wifes payslips
    17th July - HTB Authority to Proceed receieved and sent to mortgage broker and solicitor
    20th July - Call from MB as Natwest wanted clarification on Wife's bonus scheme at work. Apparently we are just above the affordability of the mortgage so clarification/further evidence of her quarterly bonus would help us (we didnt declare the bonus in the application as didn't think it would make a difference.)
    23rd July - After we submitted 6 mth payslips, lender has come back wanting further clarification on Wife's bonus. They want to see a further year of payslips and contractvshowing bonus guarantees. She receieves a quarterly bonus based on company performance and was on maternity last year before october so going back to June 2018. Also got a letter from work explaining salary and bonus scheme as it is not in her contract. MB says this should be more than enough to evidence it, back to waiting now!
    3 August- After some more back and forward, and chasing natwest direct, we finally got our offer through on Monday. Our developer (Barratt) arranged the valuation on the Friday and we got the offer in on Monday morning. Now picking up with solicitor for the rest of paperwork, all moving quickly!
    I would definitely suggest to anyone using a MB and Natwest, to use Cora on their website as you can get an update on application immediately.
    Just waiting for a completion date now
    28th August - Exchange and completion tomorrow, all packed up and ready(ish) to go! Did a tour of the house on Monday and was blown away by it actually being our new home. Apprehensive with it being a new build as things bound to go wrong and moving to a new area but suppose thag is normal. Come along way since 27th June!
  • just had an Experian update. Hard search from Santander on August 10th. So that was over a week before it went to under writers. Fingers crosses now 
  • We had ours done on the 11th. What date did yours go to the underwriter? We had our survey done on the 19th. Really want to hear something before the long weekend.
