  • Arrr I'm fuming. The mortgage broker has put the application in as though we have £18k debt (we don't!), we have £8k outstanding that we're overpaying every month on. He's put on the application that we'll clear the balance before completing on the house. I'm absolutely fuming that 5 weeks on and it's only just coming out of the woodwork. And he can't even rectify his bloody error because he's abroad. So basically we might be completely out of the running now!! We haven’t got 8k lying around to clear the balance before completion!
    I’d be fuming also ! If he is away can you speak directly to Accord ? That’s a huge mistake on his part !

    That's so frustrating. Hope you get it resolved. Like Lancs123 said, it may be remedied depending on the figures you are working with.

    So here again - initially after receiving a mortgage offer on 24/07 from Barclays my solicitor discovered that my house developer isn’t on Barclays approved list . Yesterday I was relieved as everything went smooth considering it was 4 pm and MA called within minutes that we don’t need to apply again they will just switch us to different product and we will get revised offer . Got the declaration to sign straight away and info that he requested the revised offer to be made . And nothing, so back at awaiting mortgage offer .

    Wasn't expecting to post so quickly in this thread but thought I'd post here about our Santander mortgage timeline to help give some help to anyone!

    13/07 - AIP given for higher amount than required
    23/07 - Offer accepted on new property
    24/07 - Mortgage application started
    27/07 - Application information sent in
    27/07 - 1 x latest payslip sent for both of us
    05/08 - Mortgage telephone interview (approx. 45 minutes) and application pack sent
    06/08 - Application passed to underwriting
    06/08 - Application approved subject to final checks and valuation

    We are pretty straightforward, both full time employed unaffected by COVID (in fact our financial situation has improved throughout COVID).

    Wasn't expecting decision to be so quick so over the moon with that, whole process couldn't have been easier to be honest. Valuation booked in for Monday 17th August so seems to be a small backlog in our area.

They suggested which mortgage to apply for, this matched the suggestion from Habito which gave me some confidence (Gone with Natwest fixed 5 yr). Went through full affordability for myself and wife, revewing all payslips, CCs etc. I later found out we had been given an AIP at this point.
    6th July - Some delays getting gift deposit letter sorted and transfer of funds, copies sent to MA for full application. Copies also sent to Conveyancer.
    9th July -  Paid valuation fee of £248 (£250 cashback on completion). Payment for searches made to conveyancer (£150)
    10th July - I had forgotten to completed HTB declaration, finally got this over to MA
    13th July - Confirmation from MB that full application submitted, advised to keep an eye out for the HTB Authorisation to Proceed.
    16th July - Natwest requested wifes payslips
    17th July - HTB Authority to Proceed receieved and sent to mortgage broker and solicitor
    20th July - Call from MB as Natwest wanted clarification on Wife's bonus scheme at work. Apparently we are just above the affordability of the mortgage so clarification/further evidence of her quarterly bonus would help us (we didnt declare the bonus in the application as didn't think it would make a difference.)
    23rd July - After we submitted 6 mth payslips, lender has come back wanting further clarification on Wife's bonus. They want to see a further year of payslips and contractvshowing bonus guarantees. She receieves a quarterly bonus based on company performance and was on maternity last year before october so going back to June 2018. Also got a letter from work explaining salary and bonus scheme as it is not in her contract. MB says this should be more than enough to evidence it, back to waiting now!
    3 August- After some more back and forward, and chasing natwest direct, we finally got our offer through on Monday. Our developer (Barratt) arranged the valuation on the Friday and we got the offer in on Monday morning. Now picking up with solicitor for the rest of paperwork, all moving quickly!
    I would definitely suggest to anyone using a MB and Natwest, to use Cora on their website as you can get an update on application immediately.
    Just waiting for a completion date now

    That’s awful, did. lender contact your directly about it? Can they amend the figures in terms of affordability so you don’t need to repay it?
    I wish they did, I think a conversation with the underwriter would make it much easier. Apparently it has to go back through the Mortgage Broker to ‘re-run’ the figures. Problem is I don’t trust him now - we were so transparent with everything, I don’t understand why he’s said that.

    Thats awful news! The day he gets back from holiday he needs to dedicate the day to sorting the mess he's caused. If the house values are fine he will hopefully be able to rectify that. Hopefully it wasn't that close and they'll still get it through. Is it an independent broker or a bigger company?
    It’s an independent broker which came highly recommended. Fingers crossed it’s something that can be cleared up tomorrow.

    Play it safe with MB tomorrow and if not resolved by end of the day then I’d contact lender again directly and state that you wish for them to take over application process and deal with them directly. Fingers crossed for you 🤞🏻
