An update on my situation. I was approved a mortgage from Saffron Building Society a few weeks ago subject to valuation. The property was down valued by £3000 due to alleged evidence of damp. Lender requests timber & damp report. This was arranged at a cost of £150 from PeterCox. The report came back with confirmation of damp and an estimated repair bill of £3600 (inc VAT). Report was sent to the lender on Tue 04/08. confirmed today with broker that report has been sent back to the valuer (Connells) for advice/remarks. Broker suggest that it will be at least two more weeks before lender makes a decision on the mortgage.
My vendor is livid about the damp report. He believes that there is nothing wrong with the house and PeterCox are just milking the situation to get work done through them. I'm waiting on the building survey but my broker thinks the lender will not be interested in its findings even if no damp issues are found. I do feel between a rock and a hard place at the moment. The vendor says he formally questions the findings of the timber/damp survey (whatever he means by that?) and I'm thinking he wont budge on the asking price if the mortgage lender puts a retention on their offer.

Currently still waiting for NatWest (applied direct, new build, 68% LTV not FTB or H2B) timeline as follows:

    18.07 - application submitted
20.07 - application acknowledged, copies of ID and payslips asked for and all returned
22.07 - valuation instructed request for bank statements for husband as main acc not with NatWest. Returned and signed off same day.
24.07 - email to say mortgage approved subject to valuation
    29.07 - valuation booked for 07.08
    07.08 - valuation carried out

Ask Cora saying they don’t expect the report back until next Tuesday/wed and then it could be another 2 days or so before we hear anything. Has anyone had anything quicker than that?

The wait is killing me, site manager is hoping we will be exchanged by next Friday?!?!

I had valuation booked in on a Friday and offer came through on the Monday. Application was at Approved subject to valuation so all being well it might come through on Monday?

    Good afternoon everyone,
We finally received our mortgage offer on the 31st of July, purchase of the property was officially completed yesterday but have received a revised offer from HSBC this morning, there is only a small increase in the monthly payments by around £1.30, everything else has stayed the same. We have sent the new revised offer to the MB and solicitor but obviously won't hear back till Monday and would like some peace of mind if this could effect anything.

@Steven_C do you mean exchange was completed yesterday? As in you haven’t completed yet, you don’t have the keys?
