For newbuilds - it depends, they may do a desktop valuation if they have been out on site already and they will base off houses on that site that have been sold and potentially others that they've loaned against also.KAP0365 said:Application submitted direct To NatWest 18.07.20
Text received today asking for 3 months payslips each and valuation fee... we are buying a new build (home mover) so assuming it will have to be a physical valuation? I would hope so due to the enormous charge!! Letter on digidocs says credit assessment satisfactory. Do the underwriters look before or after valuation?

Valuation: 6/8
NW offer: 20/80 -
Mines a new build (not yet built) and Barclays are doing a desktop valuation. They needed a document from the developer which was sent across today so I’m hoping it may get done this week as I applied on June 16th so getting fed up now. It’s been accepted subject to valuation so this is the last thing.0

Tomorrow is day 13 for us. I hope it brings some good news, I feel anxious that we’ve not heard a peep out of Accord since it went in. I’m trying to stay positive and every morning I’m feeling it but by lunch time I feel my mood dropping. I never realised how much of a mind game trying to get a mortgage is! 🙈0

Have been told by my broker that my documents have been approved so just waiting on a valuation and decision now. Eek.1

Yeah my MB told me that... we're supposed to be exchanging next Tuesday (yikes) - never going to happen but think the EA is aware of the backlog and they also gave me the wrong developer code for HTB loan so she knows that held everything up. Defo is torture.. I've stopped myself thinking about it now and even convinced myself that I don't want the house anymore! No news is defo good news, albeit it's frustrating. I kind of enjoyed the weekend with it not be working days as I could relax not constantly checking emails!Loglog said:

HSBC 10% deposit:
8th June - DIP obtained
15th June - offer accepted
20th June - submitted online application (after many many IT issues)
21st June - found out application had 'fatal error' and had to be restarted (after hours on hold)
26th June - restarted application online to find out non-advised route had been removed.
13th July - first available Zoom call with MA. Mortgage approved immediately subject to valuation and no need for referral to the UW) .
15th July - estate agent contacted for vendor contact details for the valuation
18th July - mortgage offer received!!!

Anyone know what point HSBC do the hard credit checks? Just checked my Experian and I can see several soft searches on 6 & 7 July when I got my AIP and they fixed an error on it the next day. I can see more soft searches on 14 July when we put in the full application. I’ve not seen anything until today dated today’s date 21 July for more soft searches and thought it strange seeing as Im checking it before 6am too! I was told we were A1 application so plain sailing but cant help but worry as last mortgage lender made us change our LTV at the last minute.
