    That was my expectation but Experian says it’s a check that won’t harm my score so a soft one with more today. It is a week on I wonder if they just redo them ready for underwriting.

    I haven't had a hard check yet either (application submitted on 15th), but soft checks every day!
    Just had to call them as I'm getting the dreaded fatal error message. Luckily have another application a couple of days behind as I had an issue accessing my original DIP. They've promised to expedite so let's see....

    They did 3 hard searches and 5 soft searches on mine within the space of about 10 weeks - my application took a while because I had to increase my deposit so couldn’t submit my documents for a while, then there was a long delay after they requested additional documents and because I’m self-employed. So basically they did 1 hard search a few days after application submission, a soft search a month later after submission of initial documents, then a hard search and a soft search a month later when the underwriters started assessing the additional documents, then a hard search and 3 soft searches a week later when the senior underwriters started assessing my application.

    Just got a text from Nationwide saying they have accepted my mortgage offer!!! I have been convincing myself it'll be undervalued for the past week, recent sales around the area and online calculators implied the house should be less than 90% of my offer, 20k less than I offered. But thankfully they must have looked past that and considered the really nice condition of the house.

    I am so relieved and happy! Not really sure what the next step is lol, I have been putting off asking my solicitor to do the searches, so I have instructed that now. Hopefully it shouldn't be too long now. :) 

    Timeline:
    28/06: Put offer in on property and accepted same day
    02/07: Received mortgage app
    06/07: Valuation booked for 10th
    10/07: Valuation booked for 15th
    15/07: Valuation done
    16/07: Online portal updated to say it's with underwriter
    21/07: NW received valuation, one second later got text saying mortgage offer has been issued

    I can see they changed you valuation, did the same to me ... I can imagine for them 6 days doesn’t make a difference for me it’s forever...

    Our Halifax application was submitted on 16/07. Recieved word that it's now with the underwriter who is querying what seem to be a couple of minor details. Does anyone know at what stage the underwriters come in? Is this post-credit check and pre-valuation?

  • My valuation is today. Been told it's a physical valuation and will be done some time between 9am and 12pm so literally right now or they could have done it already. The mortgage is 90% ltv with HSBC and already been underwritten so just waiting on this valuation before the offer. Is it reasonable to call them later today in the hope they receive the valuation the same day? So impatient and worried as the last house I tried to buy was zero valued and I just keep telling myself something will go wrong this time too. Can't take the waiting.

    Congrats! I'm worried about my valuation too compared to recent sales of other houses and online calculators but fingers crossed it goes smoothly!
