They are fine when you are buying although check anything you are told as lying seems to be de rigeur. After you sign up they will lie again. Check everything within 48 hours of moving in. Anything scratched (even the glass in the windows) will not be sorted unless it is repirted withing that time. Check that your flue is fixed. Ours wasn't until British Gas spotted it in a routine service of our system. Even then, the 'customer service' tried to say that we had maybe removed the brackets (therefore risking carbon monoxide poisoning, doh).
Buy a newish build that someone has sorted out if you like a modern house. Really, the hassle is not worth it.0 -

First of all thanks everyone all the comments on this forum have been so useful.
We have reserved a house on this development to be completed this year in August but I was so shocked at how the prices jumped crazily!!!
When we early bird the particular plot we expected the price to go slightly higher once released as warned by sales guy but when it released they jumped the price by a crazy £20000 did anyone else have the same experience?? and we got NO freebies. We just got an incentive amount which we usedtowards upgrades. Anyone have the same??
Any tips on what to do before exchange and completion would be handy as we this our first new at build home pretty new to this whole thing.

Thanks for your reply if you don't mind me asking when did you early bird. We early bird last year June and it got released this year February. I've just noticed as well the house we have reserved they have one available at the moment and 3000 more. I hope for you they don't jump the price. we had to go ahead with house for a lot personal reasons and I do love the house and location

We did our early bird in Jan this year, we were told that the exchange will happen in March (which I knew they were lying) they now say April-May.
We too have no choice, we do not like houses on offer with other builders in the area
But we hope they will not put the price up, If they do I will no longer be able to afford it so will let it go :mad:0 -
That's quite quick from earl bird to reserve in a 2-3 months we had to wait from last year June to this year end of Feb to reserve.I think you will be ok because I spoke to him a few weeks because we had some issues with our chain and they wanted me early bird another house I refused and asked the price would go up another £20000 he said no these were the new apparently revised prices. I know what you mean love this location better then Hamilton and there aren't other nicer houses.0

I have started pushing them to get reservations completed ASAP.
After hearing your story I would rather wait a month or two longer in the building phase after reservation than in current situation where I am at their mercy

Definitely don't be at their mercy trust me I learnt the hard way you are better off with everything confirmed and signed waiting for the house to build. Especially they all nice when they want to sell as soon as there is a bit complication which there is in my case because of my chain all the nice people turn nasty!!0
