Redrow Nightingale Gardens Leicester off-plan anyone purchased?

Hi All
We have currently reserved a plot at Redrow Nightingale Gardens in Leicester - East Midlands. The plot is off plan. The development seemed very popular.
Has anyone managed to secure a good deal here or anything off the asking price? We only managed to get carpets and Vinyls. But I overheard some people getting prices off and additional incentives. When I confronted the sales team they denied it completely and came up with excuses. I would hate to pay more for a property then my neighbours.
Would love to know if anyone managed to negotiate anything else - All comments welcome

Unfortunately you have no divine right to anything that your neighbours get, just because they get this and that doe snot mean you will as well.
Now it just depends on how much you want the house, minus these thingsDebt free as of 7.20am on 31st December 2012.

I understand, I believe I was mislead by the sales team and agreed to reserve the plot quickly as they used their sales techniques on me. Being new to this I didn't go with the hard negotiation like others may have. I just believed them at the time but later as I overheard others receiving further discounts on same plots am I sure you can understand it would be disencouraging.0

I have just reserved a property on the same development again no discount or negotiation price. This will be my second new build the first being a baratts home. From baratts i managed a discount of 10k, upgraded kitchen etc all floors including tile to wet areas. With redrow i had no such luck. It was simply a case of sorry this is the price take it or leave it we have a long list of people behind you.
Which, based on my visits does seem to be the case at the moment.

I also have reserved a plot. Same as all of you, just vinyl and carpets as incentives. As Superb has said, it seems that they have no problem in shifting their plots except certain house types such as Cambridge and Highgate.
But having said that, on the table of the marketing suite office, I accidentally saw a 'secret' document. Whilst on that document I saw mostly words such as 'carpets' and 'vinyls', I also saw a word 'granite' (which cost a few thousand pounds as option). To be honest, I am not too baffled. In the case of Highgate, I wont be too surprised if they throw in 'granite' as well.0 -

One of my friends bought a house from Redrow builders last year. He said the sales team were rubbish but the after sales team are very good. He did however manage to get rear turf, carpets and floor tiles to the kitchen and dining. This is all with £5,000 off the asking price. But obviously different areas have different demands.
I think the 3 most popular plots seem to be the Oxford, the Windsor and the Shrewsbury.
CherwellRiver, I totally agree with you. I wouldn't be surprised if they threw in more incentives for these house style. They are way over our budget anyway.
What completion month have you all been given? I was told December.

If you go further a bit down to their Thorpe Meadows in Countesthorpe, I am quite sure you can get the same things you said your friend had got.
But really things seem to have slowed down a bit even for Nightingale Gardens. You can see some of their 'reserved' and/or 'early birded' plots mysteriously went back to the market again. (e.g. from what I see, one Cambridge, one Sunningdale and possibly more)
I am sure in their later batches of release, they may inevitably need to give more to push sales. At the same time, with the present upward trend of house prices, I am sure they will raise their price. You win some you lose some.0 -
I have also reserved a plot at this development. The sales team were helpful during the reservation process. I couldn't negotiate anything off the price but managed to get a few incentives. however I have had a few issues with the choices I made. Upon making our choices we were told that the ones we wanted had been discontinued. We then had to choose again.
Another issue was with the power sockets in the kitchen. Whilst going through the plans we were told that there is only one double socket which would not be located near the main work top area. It was pretty much in the middle of the kitchen and dining area. I found this very odd as I wondered where they expected us to plug our kettle/toaster or any other small electrical appliance. I was told that if I wanted additional socket points it would cost me £90 each. I asked them to speak to the site manager who confirmed that there will actually be additional sockets near to the worktop.
My completion date was mid December originally but now its moved to January. I am quite annoyed by this as my mortgage offer runs out at the beginning of February so its cutting it fine. Moreover, as I am renting now, the landlord wants the property empty by January latest. So I am still trying to work something out otherwise I will be homeless for a month...
Superb you mentioned that you have a property, do you have a house to sell? My friend who is a home owner, went to the office to reserve a plot but was denied and said he has to sell his house first and then come and make a reservation!0 -

I might be late to the party but I also have just reserved a plot at this development :-D
Like the previous posters have mentioned, the sales team refused to budge on the price, and instead offered the same incentives, (carpets, vinyls and rear garden turf). The salespeople were nice generally, and made it clear that it was their final offer. I certainly hope the final product is worth the asking price.
And, just like MrStrong, we are first time buyers, so we're finding it the entire house buying process to be a daunting experience!
GeekTrek - I hope you have now been able to get a completion date now that it's January...what a shame that it was been delayed, but hopefully that's all resolved now. It'd be interesting to hear your experience in snagging the house and the whole moving in process - that is, if you get the time to do so!
As for the others - do you have any advice for us who are beginning our journey? Any small prints we should be aware of?0 -
ArrogantAmbassador, I had to end up getting a new mortgage offer as my completion date has been moved to March now. I also had to convince my landlord (by paying extra per month) to let me stay little longer in the house I am currently renting.
We have now exchanged, just hope everything works out.
