If I was u I'd spruce the garden up a bit with some flowers and hanging baskets and mow the lawn, and I'd put the teddies and toys away too

The biggest problem for me is the kitchen, even without the front door/cloak room issues
OP where is the washing machine/tumble dryer? Does the kitchen really have only four cupboards, well three cos you wouldn't want to put anything food related under the sink and there doesn't seem to be any kitchen drawers!
If they're there they need to be highlighted, if they're not then I'm sorry but it's far too small that I wouldn't consider it and we're only a couple and a cat. Is there space on the left for a row of units?
Also the sliding door between the kitchen and the living room looks like the PAX wardrobe range from IKEA which makes me think a) it was put up in a hurry because having it open plan was just too awful or b) it's far too expensive to get the job done properlyLittle Lowe born January 2014 at 36+6

I think that the floor plans in the photo's are unnecessary as they are already under the floorplans section on rightmove. For some reason they make it look smaller than the ones in the floorplan section - personally I would remove these.0

Again doesn't help you but I concur with previous postings regarding newbuilds being poor value for money.
Nowadays newbuilds have cheap floorboarding, use cheap materials which result in no sound proofing..
I bought a 15 year old house as my first in 2010.... I could hear people Pee above me, very awkward with guests. The floorboards and stairs creaked when we walked on them and all of the rooms were narrow...
They managed to squeeze an ensuite in where you had to be slim to sit on the toilet!.
Basically newbuilds or any house built in the last 20 years is a no go for me.... just because of value per sq metre, quality of build (no creaks, sound proofing) and the character/look of the property.
Suffice to say 2nd house was a 1950s semi.
I don't think your house is that badly presented, and these days with right move, buyers will look on rightmove to find a house... Basically the problem is price... I'm thinking its probably overpriced by 10k... so you will get about 110k for it. When buying a newbuild like buying a newcar you will always overpay to have it new built.0 -
Gosh you are very cramped in there aren't you. If you de clutter any more you will have nothing left in it. Worse because the garden is so small also.
Makes me realise how much space I had in my Post war GF flat.
I would agree with all of the above you will have to substantially lower your price.0 -

I suspect that your original quotes from the EA's were wildly optimistic. A quick check of Zoopla shows that houses in your specific postcode have dropped in price by 9.82% over the last 5 years. That would make yours worth £107,500. Which isn't good, but is better than Zoopla's estimate of £100,548.
Mind you, the Zoopla estimates seem pretty dodgy. On the few other properties I checked on Zoopla, the estimated price was about 10% higher than they have been selling for. I guess you don't want to hear that, though.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0
