First time seller, not getting any viewings

Hi everyone

I am pulling my hair out here over why people are not choosing to view our house.

Our house was a new build when we bought it in 2006 and is a small 3 bed end town house (1 double bedroom and 2 single bedrooms).

We had it valued by three estate agents in May, two valued the house at £130,000 and one at £125,000. After looking at the prices of other houses on the market locally we decided to market it at £124,950.

We had no viewing in the first 2 weeks and in that time a house came on the market which would be ideal for us, so to try and get more people interested and to try and speed things along we decided to drop our asking price to £119,995.

Another 2 weeks have now passed and we have had just 1 viewing, a first time buyer who spent 40 minutes looking round only to decide the house was too small for him to live in on his own.

I have tried pushing the estate agents to do more but they say they are doing all the usual mailshots/newspaper adverts/rightmove etc.

Is there anything else I can do or is it just a waiting game?

  • When I sold my house a year ago I went through every room very objectively like a buyer would, was the colour too bright, too plain, was there good light was it cluttered etc, I put right all things I classed as negative, I got an offer in 10 days for the full asking price and had 9 other just shy offers....

    Compare it against others in the area, what does yours have or not have that others have or don't....

    If you have pics on the web with the rooms make sure the pics the estate agents have taken are good ones don't be afraid to ask them to come back and change any you don't like...

    If you have photos I could look at perhaps I and others could say what we like or don't like about it to perhaps give you a few pointers ? or perhaps the estate agents details so we can look

    If you want honest opinions and constructive feedback the best way would be to either post a rightmove or zoopla link. Or give postcode details. Some people may be harsh with comments but most will be very helpful and hope to find you a solution :)

    Link doesn't work.

    But even if the photos look fab, it's the price that really matters - if it's priced too high no matter how great it looks, you won't get any viewers.

    What has your agent said?

    The link works for me even when I'm not logged in to the website.

    I told the estate agent two weeks ago we would like to try and get a quick sale, but since then we have heard nothing from them it is has been us having to ring them to get the rightmove stats etc.

    I was able to view the photos the house is neutral so nothing awlful ! But I would tidy up the back garden a bit, the front of the house looks great so I would have that as front picture. The room with the double bed and teddy's, move the teddy's and get different bedding and make the bed perfect. I know how silly that sounds but that's what I was looking at.

    And cut down on the pics all together, the pics do make your house look really small. So a pic of the front and one of the tidier back garden, bathroom and perhaps one room. Then buyers will want to come and see to see what else the house has in store if that makes any sense !! Good luck hope it sells

    Did you look at sold prices of other comparable houses near to you? That would give you a better guide than looking at the prices properties are being marketed at.

    As suggested above the way to get the most feedback on here is to post a link to the property not just photos.
    Most of the photos look like the place is not bad in terms of presentation. I'd try to improve the presentation of the back garden and I don't think the kitchen photo shows it off very well. Maybe a different angle would look better? or maybe without the rug and less things on the cupboards etc for the photo? is there a table in the kitchen? would one fit?
