First time seller, not getting any viewings

    I was aware of the 10% drop on number 6 but there have been alot of new houses of similar size and style to number 6 built on new estates around us recently and they were selling "new" for less than the price that number 6 was being sold for.

    It is tiny, and it doesn't help that the front door opens straight into the kitchen, plus the front door has clear glass around it, which would make me a bit wary of privacy. The garden is only just big enough to put a rotary line into it, and then again there is no privacy at all in the garden.

    There is nothing special about the house that makes me think that people would pay the price it is asking.

    Im ex-EA and know the company you are selling through.... I didnt work for them though! :)

    Rightmove click through rate will be high as the link is posted on here so anytime someone clicks on your house it will register with the EA! you will have fabulous click through rate!!

    Call them tomorrow and advise them that you are no longer interested in the click through rate, but want to know who they have on their books that they can call to send round to your house. You shouldnt have to do this with a proactive EA but sadly it looks like they arent being proactive.

    How long have you been up for sale with them?

    Ask to speak to the office manager and ask them who they have on their books that is interested in a 3 bed house upto £120k in Heanor. If they say noone then they are talking out of their !!!!.

    Thanks for that, we have been on the market 4 weeks tomorrow and have only had one telephone call from them and that was to arrange the viewing we had, I will give them a call tomorrow.

    Prices in East Mids IMHO are still 10% to 15% below 2007 prices.

    Things which strike me, other than price-

    + No garage, would be better if you can say there's permission to build one on the side
    + Front garden could do with some pruning, looks a bit ragged
    + Tiny, tiny windows! Dark inside?
    + Lounge, OK but remove the toys
    + Kitchen - declutter, remove kiddies drawings, remove rug
    + Kitchen - is there even space for a table and chairs or it it all TV diners?
    + Master bedroom(?) is small, remove toys to make an adults room. Actually the bedroom 1 & 2(?) pics are very confusing!
    + Bed 3 colour is a matter of taste - tone done?
    + Pic 12 shows two bedrooms only big enough for singles - correct?
    + Back garden small and tired, remove weeds from slabs
    + Personally, I don't like the lav right off the kitchen
    + Odd layout, street door opens into kitchen, then sliding doors into lounge, no porch.

    Overall, I can see why peeps are saying it's on the small side.

    I guess it's a size and design that would sell in a 'boom' but there's 13 three beds for sale within 1/2 mile under £125k tax threshold. OP may have to be be aggressive on price to get it away.

    An older property but this one at £125k gives you so much more - garage, dining room, conservatory (of sorts) and far larger bedrooms.

    I think your house looks very well presented, but I do think the unit beside the bed in bedroom 3 (pic 9) is far too big and makes that room look really cramped. I am sure if you put a smaller bedside table there it would look a lot better.

    Thanks for all your help, the problem I have with the photos is my wife refused to move anything when the estate agent came to do the photos so the photos he took were not great, I am gradually trying to de-clutter and take better photos. The bedroom photo without the toys is one I took as are the other bedroom photo, the bathroom photo and the utility room photo.

    Would I be better off moving furniture out of rooms, taking photos to make them appear larger and then putting things back?

    I'm sorry to disappoint but you should never have bought a newbuild. Many people choose them as an easy option due to the low amount of work needed but it's false economy. Character wins the battle on smaller homes, no help to you I know.

    I bought both home types, large and small. I can tell you i've always sold my Victorian places owned within 2 weeks of EA engagement (one was even a wreck). The newbuild owned took 18 months to sell.

    All of the newbuilds are constantly cutting corners: ever wondered why they build them so quickly? That's the reason.

    The pictures shown just suggest a tiny box house with a total lack of character :that double bed is really a single bed in older homes.

    Once you do sell please, please heed my advice and never buy one again. You will thank me for it.

    Remove the rug and pictures in the kitchen. Lose the picture of the kids bedroom. Do something about your odd mix of colours in the main bedroom. A brown feature wall doesn't go with a blue headboard, which doesn't go with a lilac duvet cover. Tidy up the bedroom and lose the toys. The back garden looks unloved. Clean the patio area, cut the grass, consider planting up some pots with flowers and try taking the picture of the garden looking towards the house if that will make it look less overlooked.

  • There is nothing you can add to the pictures. The size is already on RM and small is small. No 21st century buyer will be fooled by flowers and spruce.

    Declutter is the best you can do.
