First time seller, not getting any viewings

    Was it sold for 116,995 in december 2006 as a new build? This was close enough to the height of the property prices before it all stalled to put it mildly. Is it really possible that it is now worth more than this?

    That could be your issue as others have said.

    Just looking at number 6 in your road, sold about the same time at start of 2007 for 249,995 and sold in april this year for 227,000, a 10% drop, which would put your house on at 105,000. Not saying that yours has had the same drop just comparing the facts in your area. Obviously don't know the state of the other house.

    The double bedroom is very narrow, the 2 singles intimate it's a family house but it's all very small. Front door into and cloakroom directly off a small kitchen will put many people off. But the layout is the one thing you can't easily alter.

    Might appeal to a buyer with 2 small different sex children

    It's only 60sqm. Most house that size are only 2 bed.

    It is a small house but it was sold as a starter home by David Wilson.

    When we were having it valued I was shocked at the prices we were given but they just said that the location it is in pushes the price up.

    Thanks for all your feedback I will have a chat with the wife tonight and see about dropping the price, the thing is I was expecting the estate agent to advise us on this type of thing.

    I have tried asking them for feedback and all they ever say is it has got a good click through rate on Rightmove (will be even better now someone has posted a link on here). I take that as being a bad thing because if 300 people have viewed it and only 1 has rung up for a viewing something is wrong.

    They don't sound like great agents. Are you tied in or could you change?

    Im ex-EA and know the company you are selling through.... I didnt work for them though! :)

    Rightmove click through rate will be high as the link is posted on here so anytime someone clicks on your house it will register with the EA! you will have fabulous click through rate!!

    Call them tomorrow and advise them that you are no longer interested in the click through rate, but want to know who they have on their books that they can call to send round to your house. You shouldnt have to do this with a proactive EA but sadly it looks like they arent being proactive.

    How long have you been up for sale with them?

    Ask to speak to the office manager and ask them who they have on their books that is interested in a 3 bed house upto £120k in Heanor. If they say noone then they are talking out of their !!!!.
