Whose responsibility is it to check the tanks? .

It should be a shared responsibility, but LL is 12 miles away and rarely visits, so muggins here will do inspections.

I can't really tell when they are 1/2 full or whatever though, because the normal situation is for them to reach a certain height and the surplus drains off at near-surface level. I would just go for a clean-out once every 3 years and play safe.

Tenants are long term disabled and have been here longer than us, but they are just not interested in stuff like this.

LL has asked me not to speak with tenants directly, but refer to her! :( Not sure what that means. As we're on good terms with tenants, compliance seems most unlikely. :p I also think the tenants deserve to know what's going on.

Hope you managed to have a snooze after you posted, CTC. I was awake at 5.45 a.m. this morning, that's actually not too bad for me, yesterday it was 4.30 a.m. :wall:

I did my shopping first thing & decided to drive back along the coast road. It was absolutely beautiful with the sun glistening on the sea :j I definitely need to live by the sea when we move up to Scotland. Things are progressing slowly with that, but we're getting there.

Hope all of our daydreamers (including absent friends) are doing ok :)

Update to the Great Drain Robbery.....

Jet Man visited this morning and did his stuff. He was quite grumpy until the blockage was cleared, then expressed great satisfaction and lightened up. :)

A bit of local research confirms that LL of next door is friendly with a rival firm. Not friendly enough though, or she would surely have mentioned the great deal we could both have through them some time in the preceding 4.5 years.....;)

Hope this is the end of this particular saga.

Off to sort out the plants for the church sale.....:(

PS Missed me by about 45 mins this morning, CTC! :D

Is anyone there? Got a plumbing problem
Just discovered this pipe is leaking (plumber took out the sink a couple of days ago - wet patch on kitchen ceiling - plumber poorly and unavailable and Mr BD is out:eek:) It's leaking above the bolt thingy - can it just be tightened up and if so how?

Try turning the little screw a few degrees anticlockwise. It may not be aligned correctly to stop the water flow completely, but the b*ggers do leak sometimes.

Just experiment: it's not a screw that tightens up, but one that should stop the water in the correct position. Worst that can happen is some water will shoot out if you turn too far or the wrong way!

If that doesn't work, go to the main stop c0ck and close that, or maybe just leave it slightly open if reducing the pressure curbs this leak.

Ooops just seen your suggestion re the stopc0ck. Does that need to go anti clockwise too?
