Alfie - IIRC from my browsings of the housing board, the LL can't just register the deposit late, or if they do so the S21 to serve notice is invalid.
They have to give you the deposit back to you then serve the S21. As LIR has said the housing board has some very knowledgable posters.

no new lease was offered at least 1 month prior to old one ending.
"told" of change 3 months after last ended.
no deposit of deposit in correct way
incorrect notification of rent increase
landlord neglect re repairs

When we rented in Bath, our LL's agents, Chalmers, didn't protect our deposit and, even worse, the cheque they gave us to refund it, bounced. :mad:
Luckily for them, at that time I was in a relatively mellow frame of mind....:cool:
The males in that establishment were useless Hooray Henrys who wouldn't have survived working in a real job. However, it looks as if they might have to try now!

Incidentally, alf. It seems you probably know this, but they have to provide you with Prescribed Information (in practice, an advisory leaflet about how the deposit is held and what to do in the event of a dispute) and serve a notice on you when they register the deposit. I use mydeposits. When I do the online registration, it automatically generates the notices I need to send which I then send out to the tenant to sign and return. I take it you haven't had any of this documentation?0

Choosing the colour was a bit of a daunting prospect. If we bottle, it will be a mid or charcoal grey to differentiate and contrast with the fairly light grey green, which is basically a sage colour.
I've PM'd you my email address. If you can reply, I'll send some pics. It's a 1960s bungalow, not a character build, but it will give you an idea. I suppose you've seen the case studies on Marley's website? And there are plenty of examples of weatherboarding if you google. Houzz is a great site to look at because it's American and they do loads of weatherboarding.

I know this sounds totally ott BUT!!!!
Is there a way where the LL has to pay for your alternative accomedation while your house is being repaired? moving costs?
OR just having a meeting a say either give me a few grand... ( a nice juicy amount) and that will be the end of the matter etc or you will hang um out to dry, and expose them to the local papers too, the bad publicity wouldn't do them any good lolWork to live= not live to work0
