Any renovation requiring building regs will require standards being adhered to I think phoebe.
If you are doing mainly 'cosmetic ' stuff albeit of a more hardcore nature maybe its not an issue, but if you're doing serious structural stuff I'm surprised building regs haven't been interested.
Here where listing meets building regs is really interesting often.
Insulation and window upgrades cam out over historical integrity, certainly.
Edit: incidentally you can add insulation with breath ability. Its important in our middle phase. In our almost completed phase we went back to bones like CTC, and actually beyond in places....at one point we just had a roof on supports!.0 -

my poor pops had a bad turn.. as hes stomach tube fed there was problems/pain/panic attack
doctors seen him and its under control now.
so stressfull for poor mum.

yesterday i went with mum to see panto with brian connelly. it was brilliant. ends today and i think he was mischeif making yesterday ! he was adlibbing and winding up other cast. sooooo funny .. like "out takes"...:D
anyway seems like nothing i plan happens at the mo ! best keep it day by day for now

Thanks Davesnave. It's lovely to have 'chuckling' chickens again. I think they will be OK at night as they have a thick layer of shavings at the bottom of the coop, but will keep an eye on the weather forecast for night temps to see if it would be an idea to insulate the coop a bit more. No power in the garden so reptile mat, although a good idea, is not possible
I am more worried about them in the daytime. I have asked Mr BD to string some tarp across the run and see if we can rig up something to protect the side of the run from the prevailing winds.
Sorry to hear of your insulation problems CTC. I looked into wall insulation briefly when we were considering a single brick property and it's a minefield.

Don't suppose any of you know anything about lease extension do you? Have posted on the Housing board but I think it's quite specialised area. My uncle wants to extend a 62 year lease but the freeholder isn't responding to his solicitor. Have advised my uncle to ring the Leasehold Advisory Service to see if they can help. His solicitor seem to be as much help as a chocolate teapot and as proactive as a cat with a full tummy in front of the fire on a winters evening.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Thanks LIR - our independent building inspector has been onsite regularly throughout our project thus far, although not so much of late since the serious structural stuff was completed. Everything has been carried out to building regs standards as far as we are aware/have been informed by him, but we won't have final sign off till later this year.
Our *project* has included building an extension - all fully insulated and built to comply with current building regs, the removal of one structural wall (steels etc required) and two non-load bearing walls, the moving of one bathroom to a new location and one entirely new bathroom where none previously existed, kitchen sited in new extension and complete rewiring as well as the new windows we are planning for the Spring.
Internally the house was a shell when we purchased it - the previous owner had re-thatched and put in a new oil heating system, but there was no kitchen, subfloors only throughout and un plastered walls.......it was considered uninhabitable for mortgage purposes.
From what I gather speaking to neighbours in the village, most of them haven't bothered with building regs at all......god help them when they come to sellMortgage-free for fourteen years!
