I think alf must be lost some where in wilts. She has a choice of cake today, if she makes it here
We just fed the dogs , in cluding some steak with freezer burn. The big girls are delighted. Dog dog whose been 'sight houndy' about food for a few days has eaten it faster than I have seen her eat anything. But the kiwi isn't interested. Idiot.0 -
Just came back from another meeting with stonemason... TOTAL reality check about the ranch... especially as things have got to have insulation either on the outside or on the inside...
too complicated to try and explain on here,, So we got to lose the fireplace in that room.. AND cant have the stone wall exposed...
BLOODY regulations.... they don't bloody consider people like us, who are trying to keep as much of the original building exposed

Hmmm. Well, I think your exposed stone is gorgeous, but......interior exposed stuff usually does little for me. Are your interior walls stone? Can they stay exposed?

Just got to think of some names for them and keep them warm until they grow more feathers.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Choille we knew we had to insulate, BUT talking to various people, you can get away without insulating certain walls, if you go over board on loft insulation etc...
Its also going to be a compromise due to cost... and time... IF we want to potentially move in sometime this year...
The Fireplace in the other room, when we re-built that wall the fireplace will be re-built in stone...
Alfie has been here, and you really needed to actually see the place to see the place to realise how fantastic it could be if a) we had loads of Wonga and b) if this bloody stupid insulation thing didn't have to be done to old houses... I totally believe that a house of a certain age, should be allowed to be exempt...
I personally think this will cause different problems in the future for our type of house....Work to live= not live to work0 -

It's the same with window areas. We wanted more here as we always benefit from whatever sun's going, but to get even the relatively modest increase we wanted, there had to be some horse trading.0 -

It did used to be in Scotland that you could 'trade off' certain areas, but that all stopped. The people that you should really be speaking to are the Building Control at the Council offices in your area.
The amount of times we've heard builders etc changing plans that have been done for clients, building what was easiest for them, the builder & telling the clients that they didn't need to do this & that can beggar belief. The client then finds that they can't gain a completion certificate or plans have to be redrawn to show what actually has been built & sometimes amendment to Planning has to be gone through & that can be refused in principle.
So always best to err on the side of caution & find out from a Building Standards/Planning officer/Technician etc what is actually legally required. You can get them out on a visit for free.0 -

Totally agree with your last point CTC - breathability needs to be considered imho
Tbh, although we've never owned anything newer than a Victorian house (previously owning Tudor and currently Georgian), I wasn't aware that Building Regs state that if you renovate a *thermal element* (eg external wall) this will trigger a requirement to upgrade the thermal insulation of that element at the same time*......quote from Planning Portal.....

I guess the ranch isn't listed? Surely if it were, you wouldn't be forced by Building Control to do this? Why the hell do they think that old buildings with all their quirks, foibles and history should be treated exactly the same as new builds? I'm all for making things efficient - but detest solar panels on old buildings with a vengeance - but even so! Grrrrr!
Personally I'm with LIR and am not a fan of internal exposed stone in large quantities - a little here and there is ok- but if that's what you want it's a blooming nuisance if having the external render stripped off has left you wide open to adding insulation on the inside
Our Previous owner - we're not listed btw - had stripped back virtually all internal walls to bare stone and we couldn't wait to cover it up! Luckily our external walls (dressed stone blocks to the front and rubble stone at the back) was already exposed - I do like that, lol - although the back had been painted - meaning no issues with *renovations* in the eyes of Building Control there, thank goodness
We employed an independent Building Inspector - not affiliated to the council - and he never mentioned anything about this, but guess that was 'cos it didn't apply in our case......Mortgage-free for fourteen years!
