    Looks like the cheapest way to go would be some kind of external cladding or weatherboarding, Alex, if it's coming straight through the wall and not down somehow.

    Finding and understanding leaks is tricky, as we're discovering with the barn, now it's supposed to be weathertight! :(

    Actually, a two room shuffle may be possible. Not necessarily popular, but perhaps needs must :D

    basically its a similar thing that has happened up the ranch... over the years the chimney has split etc and the water has slowly worked it way through the mortar and when it has been freezing, its blown the mortar, so over the years its just been washed away between the stone, this was on the pine end, which. depending on which way the weather is coming in, took the main brunt of the rain etc... I might be totally wrong... with your place... Think you need to get some ladders, and when the weather calms down go up and see the actual state of the top 3rd of the wall... It might be worth seeing about wall insulation I know that houses around here are having stuff 'stuck' to the outside of their houses..Davesnave has a good idea about some sort of cladding.. BUT the bricks might be damaged too much, and need replacing.......It doesn't cost anything to get a builder out to give you an estimate, and to tell you what exactly what the problem is....... and then you can decide if it is something you could fix/put right yourself

    Thanks CTC and Davesnave, sound advice. Ladders won't be able to access there easily, next door have a ground floor extension which comes out past the back wall of our house. Ive wondered about a suspended platform from the parapet wall, but whether such a thing a) exists or b) would stay up is another matter. Or can you build scaffolding towers to go round corners unsupported? Not something I know a lot about...

    looking at the pic of the outside wall, exactly how much gap is there between that wall, and your boundary? or is the house wall the boundary?? If this is the case, think you need to ask your neighbour nicely can you access your wall from their land... if they say no, then you could have problems when it comes to access to do any type of repair work to solve your wet problem

    Hello Everyone, sorry to have kept you in suspense :o

    Thank you all for your kind wishes, I have been really touched by all your concern. Rumlet arrived a few days ago and is totally gorgeous. He has had a tough time but is getting there slowly.

    I have read back through the thread but my head is mush so hugs to those that need them and yay for new posters and happy news!
