What you got to watch.. if you are thinking of selling in the near future.. it might not actually be worth doing the work, if houses in your area have got a max price that they sell for..
OK here are pics:
View from outside - you can see what I mean about it being a bit on the end, but it doesn't look too bad from outside although it's worse than it used to be. We didn't paint it, by the way, that was already done before we bought it. It's a triangular loft space above the room which follows the roof line so is around 4 feet in height, not enough for someone to stand up in..

It wasn't even this bad at Christmas - it has accelerated so much with the really wet weather
We bought it as a doer-upper in 2004, and we did it up, finishing in 2009. This room has always had a problem with condensation because it gets so cold, but it's only in the last 12 months that it has been obvious that water's coming in from outside, and so much worse in the last 10 days or so.
Funny, I told DH after we got back from honeymoon in 2009 that we should sell the house straight away, but he thought we should have some time living in it first to enjoy what we'd done. To do something like CTC's house, I just Googled for an appropriate window, saved it, chopped out what I wanted, copied it and then pasted onto CTC's house. Then I resized it and finally did a bit of distortion to try and get the perspective somewhere near right. I might have painted in a few little bits too, but my painting brush (in another program) was set up all wrong!
I'd recommend the Zoner software though, and they don't nag you very often to buy their whizzo version either.0 -
Thanks Davesnave I'll give it a try. Would like to give it a go with the windows in our house and perhaps some of the other ideas I have for changes - probably won't be able to afford most of them but it will be fun fiddling around with it.
Alexelisey that water ingress looks bad :eek:, especially in the last photo. No helpful suggestions I'm afraid, just hope you manage to sort it out before too much damage is done. It must be horrible seeing the damage to plaster etc after you have done so much work doing the property up.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

It looks like that wall is taking the main brunt of the weather, and the rain is just going straight through the bricks.. silly question but is that extension a single brick? or is there a cavity? Think it might be worth taking the paper/plaster off that wall and see if you can see where the water is coming in... The water has damaged the plaster anyway, so you will have to do it...When you had the house on the market, did the price reflect this??
EDIT.... I would seriously think about not using that room, let alone sleep in there, as that could have serious health issues sleeping in a very wet/damp roomWork to live= not live to work0 -

*I* have said all along that it's coming through, not down. There's no cavity, it's all Victorian as it was first built. It's Flemish bond, so there is a double thickness of bricks to accommodate the header bricks. Some of the bricks in the loft on the inner part are disintegrating, probably because they're not fired very well so the wetness is doing for them.
When the house was on the market, we had just had the flashing all redone and the stones put on the parapet wall, and the works were guaranteed, so we stated this to any viewers. It didn't look like it does now, there was a slightly damp patch on the chimney breast and the rest of the room was dry. Now the chimney breast is the driest part of that side!
EDIT: There's currently not really an option for using another room, as the only one available is downstairs next to the front door, and our three twenty-somethings (kids) will not be able to go in and out without me waking up.
