    No. And an experienced EA should, I think, have spotted there was something different about this property.

    Perhaps I should email the chap who did the EPC and politely enquire where the cavity has gone since he did the report on 6th June.

    The EA will deny any knowledge, because they can. ;)

    I would certainly email the EPC chap, or maybe trading standards, politely explaining that the house should be re-assessed. They have not used adequate care or skill. :(

    Just playing catch up. Can somebody tell me what's happening to the power seller (we're power sellers) as I wasn't aware of any changes.

    Think DS1 has got ringworm.......really hoping DD1 doesn't catch it as she's off to Thailand in 2 weeks time.

    Nearly got some Silkie chicks but the owner changed her mind.

    I'm not risking writing any cheques ATM, it could all get costly. :eek:.

    I know what you mean - I hate doing online bank transfers - I often transpose numbers or get in a muddle - and one of these days I am bound to send money to the wrong account. Last year a friend wanted to send us some money and asked for our bank details. I faithfully copied them off the cheque book, but after a some confusion it transpired I had copied the numbers down correctly but had been having a 'dippy day' and gave her the cheque number and sort code instead of the account number and sort code. :o:o
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Yes the EA will deny knowlege of the construction, but he hasn't covered himself in glory. The brochure he has produced quotes the floor area as 140 metres squared, when in fact it should be 103. A little rounding up and transposing going on I think.

    Trading standards is not a bad idea re the EPC - the error the assessor has made is really a big bo bo.

    I am now undergoing a stress relief programme by self medicating with Yorkie 'man size' chocolate buttons.:D
