    It's possible but would say that you'll be right down to the wire.

    Our instruction to the solicitors went through on 3rd May, and by 13th May she had all the searches back except for mining search (Cornwall) which I thought was great going.

    Despite this, however, the earliest date that we managed to exchange and complete was 12th June as there were a few issues thrown up by the planning search and we needed to have a mining inspection done following the mining survey, which all pushed the completion date back.

    Ours was a straight, no chain sale, and in fact it was a house that we were currently renting so we were able to keep things moving fairly efficiently.

    So, on the assumption that the searches don't throw any spanners into the works, and of course, assuming that your solicitor is on the ball, then your proposed completion date could be achievable. Any complications could throw the date out of the window though, so be aware, and make sure you inform your solicitor of the proposed completion date as early as possible.

    We don't need a mining search. I really do not want to instruct the searches until after the mortgage decision.

    Yes, but will depend upon what the entire chain looks like and you will need a proactive set of Solicitors.

    That said, take what an Estate Agent says with a pinch of salt; it is probably their month/quarter end targets they are pushing towards rather than the vendor.

    Incidentally, still interested which mortgage broker spammed you trying to take on your case to Nationwide...

    Amazed how much contact you have had with the Surveyor...!

    Is the amount of contact with the surveyor a good thing? She called me first

    Just surprising rather than good or bad, but certainly will not disadvantage you.

    And with motivated solicitors the dates should be achievable if you instruct searches Friday (which is the right thing to do and not what EA says)

    Well, I've been chasing NW every day, and the only document which the underwriters are verifying at the moment is my visa. Anything that concerns a visa = longer waiting times. Otherwise, all of my other supporting documents have been approved.

    We were of the same opinion, waiting until the mortgage offer was in hand before instructing the solicitors because we didn't want to put another £400 at risk for the searches.

    Dave Ham seems to think that the dates are achievable, and he knows approximately 1,000,097% more than I do when it comes to these things as I can only speak from my personal experience, so I would be inclined to go with his advice!

    Just had a chat with the surveyor. What a lovely lady!

    Three serveres on the report:

    Drainage - front sewer is blocked. Back sewer has what looks like brick down it. She didn't seem majorly concerned. I assume we should ask the vendor to get that unblocked and investigated and ask for a report?

    Electrics need upgrading - we anticipated this
    Central heating upgrade - we anticipated this too

    She said the house is well worth the money. Would any of the above hold up the mortgage application? Obviously we wouldn't sign the contracts until we know the sewer is ok.

    Called NW, our application has been assessed and found no problems, it is going to the underwriters. She is pretty sure that the mortgage will be offered in the next 48 hours.
