So if nationwide were to reject you based on your supporting documents. Would they refuse the mortgage before the valuation had taken place?

Know youall probably think I'm being over paranoid. But as my partner had just started a job it seems a bit fragile. We are sending in everything nationwide are asking for.so part of me thinks it will be fine.

Surveryor just called me. She is at the property and just wondered if i had any concerns. I just mentioned a crack in the wall.

The valuation will go off today and she said should she find a major issue that could jeopardise the mortgage she will call me.

    Thanks, realllllly nervy now.

I might contact the surveyor later, i really want to get our searches started as we ideally need to be moved in by the end of July. So if there are no issues i will contact Nationwide to find out whether our finances have been approved. Then get the solicitor to get the searches done.

Got to call back after 6pm. (Is that good or bad?!)

EA called for an update, seller wants it all done and dusted by the last Friday in July!

Haven't started the searches yet, but don't want too until we know the survey is ok!

If the searches are not started until say Friday, is the 26th July realistic? (no chain, just us and them)

I'm probably as nervous as you are... I haven't instructed my solicitor to do the searches yet, and I'm keen to get out of my current place by middle of August! My valuation happened on the Friday before last, and no news yet. *_*

I would chase it if i was you.

I am calling my surveyor this evening, just to find out if there was any major issues that would stop the sale going through.

NW are looking at my application tomorrow. So i am going to call them tomorrow afternoon for an update. Would hope for the decision by 5pm.

    Hi,

It's possible but would say that you'll be right down to the wire.

Our instruction to the solicitors went through on 3rd May, and by 13th May she had all the searches back except for mining search (Cornwall) which I thought was great going.

Despite this, however, the earliest date that we managed to exchange and complete was 12th June as there were a few issues thrown up by the planning search and we needed to have a mining inspection done following the mining survey, which all pushed the completion date back.

Ours was a straight, no chain sale, and in fact it was a house that we were currently renting so we were able to keep things moving fairly efficiently.

So, on the assumption that the searches don't throw any spanners into the works, and of course, assuming that your solicitor is on the ball, then your proposed completion date could be achievable. Any complications could throw the date out of the window though, so be aware, and make sure you inform your solicitor of the proposed completion date as early as possible.

    Cheers,
    MB78.
