Hello,
When homeground decided to take over the management of my ground rent they didn't even bother to notify me until sending me a late payment fee, and today i get an email telling me the ground rent has gone up by 30%!!!0 -
I want to instigate proceedings in the High Court to have Homegound Management wound up on the basis that their continued trading is against the public interest and is inherently objectionable. Their incompetence, refusal to reply to emails, refusal to provide a contact number, and total lack of professionalism has cost me £13,000 in the past couple of weeks, and I am not amused. Please let me know if you are interested in a joint action.0

Hi can someone please help me. I own a property and am due for completion but myself, my solictor and estate agent are waiting for homeground to reply to one more document that we need but they are not replying. Homeground have taken enough money for us for assigment oacks and other stuff they are also going to recieve £34,000 from our new buyers upon completion but none of us are getting a reply from them. This is so frustrating.
I have sent them another email tonight strssing the urgency.
You would think this would be in their interest to reply to us ASAP seeing as they will be getting £34,000 for a new lease.
I have sent them another email tonight threatning court action as we may loose the sale if they carry on like this.
Any adivice would be great.
Just wondered if anyone else has taken legal action as i have threatened them with this tonight.

Hi,
I am experiening the same problem so is my solictor, i am looking to complete on the sale of my flat they have had so much money out of me that has been requested from our buyers solicitors and now we want to complete they are not replying to any of our emails. Our buyers are paying out £34,000 upon completion for a new lease on our property for a new lease so you would think it would be within their interest to reply. We are in limbo at the moment as if this is not dealt with soon we are thinking our buyers may pull out, in which case we will take legal action against homeground.
Not sure what to do? I sympathise with you totally!!0 -
Would be interested to know how JB Leitch came to these ridiculous legal costs. This company with homeground whom they represent need to be shutdown in this day and age. Funny enough the 40 page document for lease forfeiture did not include this hugely inflated cost for legal fees. Are they having a laugh. It has not even gone to court. 1798 to print out a document.
I want to take it to a tribunal but the document doesn't mention anywhere this £1798 for legal costs and will probably print out the email and include it with the document.
This is what the **** sent me:
Should you wish to settle the matter we require payment of £2,684.00, which can be broken down as follows:
£ 1,798.00 – Legal costs
£ 450.00 – Ground Rent
£ 148.00 – Administration Charges
£ 285.00 – Court Fee
£ 11.00 – Disbursements

Again we are struggling with Home Ground and our move is in jeopardy as a result. We need one more piece of paper/email to correct an error in an earlier communication before we can progress. They're not replying to communication from our solicitor or us. We've now made a formal complaint. I did try this number -0203 301 2629 which goes through a voicemail for one department within Home Ground. I'm not optimistic but thought I'd share the information anyway. I'll update this thread if I get any developments and would welcome tips from others.0

Their modus operandi seems to partner with JBleitch.
1) They fail to send out ground rent invoices
2) JBleith threatens forfeiture, court proceedings adds on bogus legal expenses, coupled with HOMEGROUND bogus admin costs
3) Individual understandably under duress pays
I am now in the same position. Never received any invocie nothing then solicitors demands.
Although in my case the excess charge is not a large sum. Now pay or not to pay.
I am going to pay and at the same time inform the city of london fraud department.
If enough people do this then maybe something will happen.
Maybe write to Camerons' wife and ask her to have a word with her step father;)0 -

Hello, I am also in the process of loosing my buyer and the property that I am looking to buy due to this incompetent company. I have never received anything from this company to say that I owe them money but they are meant to collect my ground rent. Who did you register a formal complaint with and how if at all has it been solved?

Hi, looking for any advice or help as currently struggling to get any reply from Homeground and am in danger of losing the sale of my flat due to this. They are ignoring emails from my solicitor and I can't seem to be able to contact them in any other way.0

Oh dear, I can foresee a real sore head coming on. I received a letter from Property Debt Collection Ltd who represent, Adriatic Land 2 Ltd, asking me (ha ha) for £789.26p (includes £180.00 costs) in respect of ground rent for a property I own and rent out in Manchester. I contacted the company concerned and was informed that their clients had passed it to them for collection as it had not paid, I asked when they sent me the invoice (I live in Edinburgh) and low and behold I was informed that all previous correspondence had been sent to the rental property, through reading this page, I googled Adriatic Land 2 Ltd and discovered that they are the parent Co of HOMEGROUND MANAGEMENT, and they are responsible for raising the ground rent.
I pause for a moment here , I also have another property which I rent out and I deal with Homeground for this other property, and although it hurts me to say so I have not had a problem with this property, I even have a customer reference No.
I contacted Homeground telling them (at this point a Customer ref No is required) That I had received a letter from PDC in relation to a different property than that at the customer ref No, and gave them the details and asked them to ring me......they sent a "no reply" e-mail telling me my account was up to date and not in arrears. This morning at 4.27 am, I transferred the amount required (less £180.00p costs) to Homeground (using bank details held and used the address as the reference No. I also contacted them via their contact us e-mail system and also sent a copy of the payment to Property Debt Collection.
I will post an update if and when I hear any more, I find dealing with this company in this instance very frustrating the fact that there is no-one on the end of a telephone to resolve these issues simply, I find astonishing.0
